DESCRIPTION OF THE BUILDINGS
The property is made up of two buildings.
The main building (309 sqm – 3,540 sqft) is laid out onto two floors.
- Ground floor: the entrance to the property is granted by a door running below the external staircase. The entrance hall gives access to a kitchen on the left and a pantry and a bathroom on the right. Going on we find a spacious living room (77 sqm – 829 sqft) where there is the staircase leading to the first floor. From the living room we can access a small vestibule leading to a bedroom with en-suite bathroom, another bedroom and a boiler room (also accessible from the outside).
- First floor: through an internal staircase in living room or an external staircase we can access the floor. From a small landing we get to a corridor leading to all the rooms of the floors. With the internal staircase at our back we find ahead a bedroom with en-suite bathroom; going through the corridor we find on the left a studio with a bathroom (easily convertible into another bedroom with en-suite bathroom), a kitchen and two bedrooms with en-suite bathrooms. On the right side we find two more bedrooms with en-suite bathrooms. Still on the first floor, we find a foldable metal staircase leading to an under-roof storage room housing the boiler for the first floor of the house. Here we find a small Velux window which gives access to the rooftop for tiles maintenance.
There is then an agricultural shed (circa 20 sqm – 215 sqft) used as a storage for tools needed to work in the property.
STATE AND FINISHES
The property is entirely restored and is wonderful structural and aesthetic conditions. Outside walls are made up of stone and bricks, a mix typical of 19th century countryside buildings. On the inside efforts were made to preserve those characteristics making these buildings unique: there are terracotta floors in herringbone pattern, brick-built arches and wooden-beamed ceilings.
The house is powered by a boiler which can be fed both by firewood and LPG.
EXTERNAL AREA
The house is surrounded by 9,706 sqm of land, including arable land, woodland and grazing land. The property is accessed via a gate leading to a useful unpaved apron for cars. There are also some fruit trees and 6 productive olive trees.
The property is enriched by a beautiful outdoor 10 x 5 m pool fitted with a terracotta-tiled solarium. There are two gazebos: a metal one with a BBQ, ideal for al fresco dining, the other one entirely made up of wood and located on the slope of the hill.
USE AND POTENTIAL USES
The property is perfect as a private residence and the presence of 7 (up to 9) bedrooms allows for an easy guest accommodation. Same way, given the panoramic position of the building, it would be extremely easy to start a hosting activity by using the exceeding bedrooms.
The 6 olive trees are productive, thus it is possible to produce a small amount of olive oil for private use.
