On the hills of Umbria, at the border with Valdichiana and not far from Città della Pieve, this 110-hectare farmstead offers 3,247 sqm of buildings to be restored to start an accommodation business (Agriturismo). Currently, the main focus of the farmstead is grape production thanks to 12 hectares of specialized vineyard allowing the harvesting of approx. 1,400 quintals of grape a year, which is then sold to a cellar in Montepulciano. The space is also enough to build a private cellar. GEOGRAPHIC POSITION In a hilly position on the border of Valdichiana, not far from Cittagrave; della Pieve, 110-hectare farmstead with specialized IGT vineyard (12 ha) and farmhouses to be restored.Easily reached via several countryside roads, the farmstead is located in a quiet position and allows easily moving throughout several cities of Umbria and Tuscany thanks to its proximity to the border between the regions: Cittagrave; della Pieve (6km; 10rsquo;), the Etruscan Chiusi (7km; 10rsquo;), Castiglione del Lago on the shores of the Trasimeno Lake (17km; 20rsquo;), the wine town of Montepulciano (28km; 35rsquo;), the fortified hamlet of Cortona (37km; 45rsquo;), the papal Pienza (41km; 55rsquo;), Perugia (49km; 50rsquo;), Orvieto with its beautiful cathedral (53km; 55rsquo;), the renowned Montalcino (57km; 1h 10rsquo;) and the medieval town of Todi (70km; 1h 15rsquo;).The most convenient airports to reach the property are Perugia Santrsquo;Egidio (57km; 55rsquo;), Firenze Peretola (146km; 1h 40rsquo;), Roma Ciampino (175km; 2h 5rsquo;), Roma Ciampino (175km; 2h 5rsquo;) and Roma Fiumicino (189km; 2h). DESCRIPTION OF THE BUILDING The property is made up of many rural and residential buildings, split among four poderi of variable size.The farmhouse A (422 sqm ndash; 4,541 sqft) is laid out onto two floors. On the ground floor is located a room with stables for the animals and a cellar to store wine and oil. On the first floor is located the apartment Ndeg;1 (205 sqm ndash; 2,206 sqft).Right next to the farmhouse, a shed (104 sqm ndash; 1,120 sqft) laid out onto to floors hosts a pigsty on the ground floor and a storage room on the first floor.The farmhouse B (275 sqm ndash; 2,959 sqft) includes on the ground floor several rooms used as storage rooms, stables and cellar. The two upper floors host the apartment Ndeg;2 (131 sqm ndash; 1,409 sqft).Right next to the farmhouse, an annex (75 sqm ndash; 807 sqft) includes the old pigsty and a storage room.The farmhouse C (340 sqm ndash; 3,658 sqft) is laid out onto two floors and hosts several storage rooms, stables and a cellar on the ground floor. On the first floor is located the apartment Ndeg;3 (159 sqm ndash; 1,711 sqft).The farmhouse D (43 sqm ndash; 463 sqft) is an independent residence on a single floor.The operative headquarter (1,133 sqm ndash; 12,191 sqft) hosts an ample room convertible into a wine cellar (710 sqm ndash; 7,640 sqft) on the ground floor. Mounting onto the upper floors one can find the apartment Ndeg;4 (274 sqm ndash; 2,948 sqft) and the apartment Ndeg;5 (149 sqm ndash; 1,603 sqft).A small farmhouse (244 sqm ndash; 2,625 sqft) hosts the apartment Ndeg;6 (121 sqm ndash; 1,302 sqft, split between ground and first floor) and a storage room.This podere is completed by a barn (355 sqm ndash; 3,820 sqft), a tool recovery (198 sqm ndash; 2,130 sqft) and a pigsty (58 sqm ndash; 624 sqft). STATE AND FINISHES The buildings, with the exception of part of the operative headquarter, need a full renovation before being usable, both as rural and residential units. The ample room on the ground floor of the headquarter is in good conditions and is currently used as a storage house and vehicle recovery.The mains water network only reaches the operative headquarter at the moment, while for the other poderi a linkage to the system is needed; otherwise one can resort to wells. EXTERNAL AREA The farmstead covers approximately 110 hectares of land, mainly (60 ha) used for cereals, sunflowers, corn and broad beans or covered in mixed woodland (32 ha).The backbone of the farmstead is the specialized IGT vineyard (approx. 12 ha). The vineyard needs a few replanting and is currently made up of vines of Sangiovese (8.4 ha diams;), Merlot (3.1 ha diams;), Malvasia (0.3 ha diams;) and Trebbiano (0.2 ha diams;). Yearly production ranges around 1,400 quintals of grapes which are then sold to the Vecchia Cantina di Montepulciano.Lastly, we have a 6-hectare olive grove, currently being replanted.A lake (approx. 90,000 cu.m), located not far from the farmstead, allows irrigating the plantations thanks to a system of conduits and pipes reaching almost every corner of the property. There is also an irrigation system (a consortium instituted in the 1980s) which takes its water directly from the Trasimeno Lake. USE AND POTENTIAL USES The agricultural business is already started, with regular production of grapes (1,400 quintals a year), olives, cereals and sunflowers. A few portions of the vineyard are growing old and an eventual replanting would allow increasing total production.As far as buildings are concerned, interiors are ample and would be perfect to start an Agriturismo and/or Bamp;B, given also the presence of several interesting towns in the vicinity such as Cortona, Pienza and Montepulciano.
