The correct price is in GBP and has been reduced from £550,000 to £380,000. A price appearing in Rand or any other currency is to be disregarded.
The property is part residential, part investment and could, subject to obtaining the necessary planning consents, become wholly for redevelopment. Such a proposition would make good sense, as it would complement the existing residential neighbourhood in an area where there is likely to be considerable demand for new homes.
In the mean time, the property provides its new owner with a superbly appointed home of exceptional charm and character, three equally impressive cottages, all rented out, plus a range of income producing commercial buildings which do not intrude on the privacy and enjoyment of the residential properties.
THE MAIN HOUSE
The two storey house provides excellent family accommodation which has been appointed to a high standard and comes complete with the complementary furniture and furnishings.
Entrance is via the very large atrium. This is kept filled with plants, resulting in a most welcoming approach to the interior.
The main lounge and living room is air conditioned, as is the cherry wood lined office, which also has its own balcony. There is a games room with access to the same balcony, which stretches in front of this room.
The house has two kitchens, a laundry room, study (which has also been used as a gym and an additional bedroom) and a wine cellar.
The principal kitchen has a variety of appliances including a built in oven and a large Britannia multi burner professional size and quality built in hob, which had been bought and shipped from Harrods in London.
There are four bedrooms, all of which are air conditioned. Two have en suite bathrooms and there is a third family bathroom. All bathroom floors are tiled, as are the floors elsewhere in the house.
The bathroom to the master bedroom includes bath, shower, twin wash basins and WC. There is a door to the adjoining office. The other en suite (downstairs) bathroom has a shower, twin wash basins and WC. A door leads to the pool area. The family bathroom has a bath, shower and wash basin. Next to this bathroom is a separate WC.
Outside is the splendid swimming pool, adjoining which is the particularly fine lapa – a large open sided gazebo type structure with a conical shaped thatched roof. There is also a barbeque area, a pool room with en suite bathroom, snooker room and deck.
Five garages and a tool store complete the main house and its additional facilities.
The three detached cottages are all of two storeys and have tiled floors.
Cottage 1 comprises a combined lounge and dining room, kitchen, bedroom with en suite bathroom, patio and garden.
Cottage 2 consists of a lounge, kitchen, two bedrooms, the principal bedroom being air conditioned, bathroom, two patios and garden.
Cottage 3 comprises a lounge, kitchen, two bedrooms, bathroom, half bathroom, patio and barbeque area.
All the cottages are currently rented out and a schedule of rents currently being paid or anticipated is available on request.
THE COMMERCIAL BUILDINGS
At the bottom of the property, there is a plant nursery, a restaurant and an interior design gallery. The last two of these are rented out.
A further building is currently rented out as a shop and a storage unit. Details of rents for the commercial buildings appear on the schedule referred to.
The gardens include lawns, formal planted areas and several water features, including waterfalls, a pool, a dam and a pond. The swimming pool is close to the main house and there is a tennis court. Masses of mature trees provide complete privacy and seclusion and are a major feature of the site.
The site area is understood to be 7 acres (2.83 hectares) or thereabouts. It includes a tennis court. A plan of the site as it exists is available on request.
At the bottom of the property is a Vodacom tower (mobile phone network tower), which is rented out on a 10 years lease. This was renewed in 2011.
The photographs which illustrate this feature include interior views of the cottages, as well as the main house. Additional photographs of the property are available on request.
MARINA BEACH & SURROUNDING AREA
The property is situated off Marina Drive, in the quiet residential area and village of Marina Beach. Marina Beach itself is located on the South Coast, or Hibiscus Coast, of South Africa's KwaZulu-Natal Province, lying just south of the town of Margate and between the villages of San Lameer and Southbroom. The latter is well known for the Southbroom Golf Club and the Frederika Nature Preserve.
The San Lameer Estate was the first golfing estate and resort to be developed in South Africa. It remains the most sought after of its kind and is the only golf estate in South Africa which has direct access to two blue flag beaches. San Lameer is a 169 hectare nature conservancy, landscaped with 620 privately owned luxury villas surrounding the challenging 18 hole, professional golf course, and includes a world class hotel.
Marina Beach itself has top class facilities and great scenic beauty. Five kilometres long and almost 200 metres wide, it boasts warm water, soft sand, restrained surf and shark nets. Lifeguards are in attendance in season and there are safe, pleasant swimming conditions all year round. The climate here is pleasantly sub tropical and enhanced by the cool breezes from the Indian Ocean.
Adjacent to the beach is the Mpenjati Nature Reserve. Walkways and observation platforms provide magnificent views of the wetland reserve and there are picnic sites and nature trails to enjoy.
THE TOWN OF MARGATE
Margate is the nearest main town to the property and, being 10 km away, can be reached in 10 to 15 minutes. This is a lively town providing all the facilities which a resident of Marina Beach is likely to want or need. There are excellent shopping and the usual commercial facilities, numerous bars and pubs and a great selection of restaurants and night clubs.
There are also fine art galleries and craft shops, whilst two major attractions are the Margate Bird Park, with its walk-though aviary and wonderful collection of exquisite birds, and Margate Golf & Country Club, only 3 km from the sea, but with stunning scenery by virtue of its relatively high ground.
A popular seaside resort, Margate is considered the heart of the Hibiscus Coast. It features attractive beaches for swimming, snorkelling and surfing and offers some of the best diving on the South African coast. Unsurprisingly, it is a favourite holiday destination for South African and overseas visitors alike.
Margate has its own local airport which is about 15 km from the property. This provides shuttle services between it and other local airports and with some of the international airports. Nearest of these is King Shaka International Airport, 180 km away.
King Shaka International Airport was opened in May 2010 and provides world class facilities. It is said to be three times bigger than Durban International Airport, which it has largely replaced and is situated 35 km north of Durban City Centre. British Airways, South African Airways and Emirates are three of the carriers with major hubs at KSIA, which is sometimes also known as La Mercy Airport, after the area in which it is located.
