Beeston Hall is a substantial family home in one of the most picturesque locations in central Cheshire. The house offers versatile accommodation with a good number of well-proportioned reception rooms. The bedroom accommodation is also flexible, providing up to seven bedrooms with many of the rooms having lovely beamed ceilings. Adjoining the house is an attractive range of single storey traditional buildings arranged around an open sided courtyard.
The house has two main entrances, the first gives access via an enclosed porch with doorway into a reception hall and a cloakroom; and also gives access to the large kitchen and breakfast room. The original front door is at the side of the house and leads to the entrance hall, giving direct access to the drawing room, snug and dining room and also through to the kitchen and one room cellar. The dining room has a beautiful beamed ceiling, large fireplace and incredible views of Beeston and Peckforton Castles.
The snug is a charming room entered via double doors from the entrance hall, with a wonderful brick built fireplace with direct access into the kitchen. Further along this hall is the drawing room with a large central brick fireplace. This room also has a door into an inner lobby with further doors to the kitchen, secondary staircase, utility room and back entrance lobby.
The kitchen is well fitted with custom made base units, cupboards and drawers with tiled worktops and a free standing dresser. A 4 oven oil fired Aga in set into a charming brick inglenook. The kitchen has a beamed ceiling and leads through to the breakfast/morning room also with a beamed ceiling. This room has double doors opening onto a semi enclosed walled garden enjoying views of Beeston and Peckforton Castles.
Situated at the back of the house, approached via an inner hall from the kitchen, is a most useful office/playroom, previously used as a consulting room, with its own entrance door and adjoining cloakroom. Off the hall is a boiler room, store room and pantry.
The principal staircase leads to the front landing and provides access to three bedrooms all with fitted wardrobes and cupboards and having stunning views over the lake. One has an en suite shower room and there is also a family bathroom. A large inner landing gives access to a spacious master suite with ensuite bathroom. This landing also has a large eaves storage room leading off and can alternatively be approached by the secondary staircase (adjoining the kitchen). Stairs off the inner landing lead to a study/seventh bedroom on the top floor with panoramic views across the Cheshire Plain. This floor is divided into two separate areas with a second staircase leading to a further two interconnecting bedrooms, one of which has a WC and a hand basin.
Beeston Hall, accessed through private electric gates, is set in beautiful manicured grounds. With extensive lawned areas, some bordered by mature trees and shrubs and another leading down to the lakeside, whilst to the main side entrance a further large lawn is partly bordered by the driveway. Adjacent to the house there is a hard floodlit tennis court, raised beds and a garden store. Worthy of note is a second drive which accesses the rear of the property and an additional parking area. In total the land amounts to approximately 8.95 acres.
Permission to erect an orangery (off the kitchen and morning room), a new turning circle, a ménage, stabling, and hay/log store to the rear of the property expired on 29th January 2018.
