Park Farm Barn is a substantial family home with
well-presented flexible accommodation. A stable
door opens into the generous dual aspect kitchen
dining room which lies at the heart of the home
and features an exposed king truss, a four oven
Aga, a range of fitted high gloss units with modern
integrated appliances and a useful adjoining utility
room. To the left of the kitchen, an inner hall with
cloakroom leads to a spacious front aspect family
room with stable door to the front elevation and a
staircase leading to a self-contained first floor
bedroom with built-in storage and en suite
bathroom. The remaining inter-connecting ground
floor accommodation is accessed via double doors
to the right of the kitchen and comprises an
impressive triple aspect drawing room with feature
fireplace, double doors to a well-proportioned
sitting room with oak flooring, full height glazing,
double doors to a gravelled courtyard and a
mezzanine galleried landing above and further
double doors to a good-sized music room with
exposed brick chimney and feature inglenook
fireplace with woodburning stove.

An oak staircase off the sitting room rises to an
open mezzanine galleried landing with a wealth of
natural light admitted by the sitting room’s full
height windows below. The landing gives access to
a generous principal bedroom with built-in
wardrobes and an en suite bathroom and to the
three remaining well-proportioned bedrooms, all
serviced by a family bathroom.

Outside
The property is accessed via a timber five bar gate
leading to a large gravelled courtyard providing
private parking for multiple vehicles and to the
integral garage. The remaining private gardens
are enclosed by hedging and a stone wall and are
mainly laid to lawn with well-stocked flower beds
and a generous paved terrace, ideal for
entertaining and al fresco dining, the whole
enjoying stunning far reaching countryside views
towards Rockingham Castle in the distance.

Location
The property sits in a prime position in Great
Easton, a popular village with an active community
set within the beautiful Welland Valley surrounded
by unspoilt yet accessible open countryside. The
village benefits from a busy Grade II listed pub as
well as a village shop with Post Office, village hall
and the 13th century St. Andrew’s church. Market
Harborough provides for most of the immediate
shopping needs and its train service to London St.
Pancras takes just over an hour, although thereare excellent similar services available at Kettering,
Corby and Peterborough. The village is equidistant
from both Leicester and Peterborough which
provide wider retail opportunities. The A14 lies to
the south and the A47 to the north and both
provide access to the M1 and A1. There are many
excellent leisure opportunities within the area and
the picturesque Eye Brook Reservoir sits just to the
north of the village. During World War II the
reservoir was the test area for the revolutionary
’bouncing bomb’ used in the Dambuster raids and
it now and provides excellent birdwatching,
fishing, walking and cycling opportunities. Rutland
Water, just to the north, offers a wider range of
activities and there are a number of renowned
gold courses within easy reach including the
distinguished Luffenham Heath Golf Club.
The range of state schooling in the area is
excellent, including Bringhurst Primary School on
the edge of the village and Lodge Park Academy.
The area also boasts a good selection of
noteworthy independent schools including
Uppingham, Brooke House College, St. Peter’s,
Oakham, Oundle and Stamford.
