River Glebe House is situated on the edge of Toomavara village and close by the busy town of Nenagh. The property is 7 km to the M7 motorway which will bring you to Dublin (M50) which is 158km distant and Limerick city 53km.
Fishing, boating and sailing offered on Lough Derg, one of Ireland's largest lakes (32,000 acres), which is navigable over its total length. Lough Derg Yacht Club is 22 km distant at Dromineer.
The house is located within the premier Tipperary hunt country, with the Tipperary, North Tipperary, Ormond, Kilmogany and Golden Vale packs, all situated within the county.
There is racing at nearby Clonmel, Thurles and Tipperary Racecourses. The renowned equestrian centre of Charlie Swan, the former National Hunt jockey, is at Cloughjordan (16 km distant). In addition, there are a number of premier breeding establishments in Tipperary, with the county being synonymous with horse breeding and equestrian pursuits.
Golfing can be enjoyed at Nenagh, Roscrea, Thurles, Birr and Portumna (all 18 holes).
There is a number of pleasant walks nearby including the Lough Derg Way, the Devil's Bit and Silvermines Mountains.
River Glebe House is a wonderful family home with a private, elevated situation dating from circa 1820. It has an attractive bell-mouthed entrance comprising a stone wall with piers, cast iron fencing and gates. A hardcore, sweeping driveway leads to a parking and turning area. The house is of traditional construction with a white painted exterior beneath a slate roof. It is entered via stone steps and the accommodation is over two principal floors, with further accommodation at the lower garden level.
The present owners have adapted the reception rooms to create accommodation suitable for family living, with an open plan kitchen, dining room and sitting room being the focal point of the house. A French window provides access to the garden from the kitchen. There are four bedrooms (1 en suite) and a bathroom on the first floor. The lower garden level is accessed off the main hall and also has external access. It provides flexible accommodation including a bedroom with en suite bathroom, two further rooms and a store.
The vendors have carried out a significant programme of renovation and refurbishment at the house, including replacing the roof. Internal features include cornicing, ceiling rose, sash and case windows with shutters, timber flooring and picture rails. The kitchen includes an Aga, while there is a solid fuel stove in the dining room and an open fire in the sitting room.
Situated to the rear of the house are two outbuildings of traditional construction. They include a number of stores and former coach houses with lofts above. The vendors previously obtained planning permission (File No: 06510078) to convert the outbuildings to two self-catering residential units. This permission has now lapsed.
There is a former gate lodge situated at the entrance to the property. Of traditional construction in a hexagonal plan, it is uninhabited and in need of complete renovation.
The grounds at River Glebe House are a particular feature. They are bound by mature trees which offer privacy. The garden surrounds the house on three sides and is partially enclosed by a cast-iron fence. There are gently sloping lawns, beds of flowering plants and shrubs, and box-hedging.
Two paddocks lie either side of the driveway and provide grazing for livestock. They are currently let to a farmer on a seasonal basis.
A stream is situated on the west of the property.
