Magnificent vineyard estate with one of the finest terroirs of the Côtes de Duras. The estate comprises approx. 34 hectares of mature vines, 3 attractive renovated separate stone residences, a fully equipped winery with state-of-the-art technology, a barrel store room, a commercial shop and tasting room and operational farm equipment necessary for an autonomous vineyard through each season. The vineyard lies on a 50 hectares site of predominantly south-facing slopes with areas of neighbouring woodland. The terroir is exceptional with a very well-maintained agriculture. The vines, which are between 35 and 10 years old, are the classic grapes of the area: 11 hectares of Sauvignon-Blanc, 1 hectare of Semillon, 12.5 hectares of Merlot, 5 hectares of Cabernet-Sauvignon and 4.3 hectares of Cabernet-Franc. The vines have been planted at a density of 3,300 per hectare conforming to AOC requirements. The planting and training of the vines has been planned to maximise machine picking and all forms of mechanical labour. Each year the vines produce an average of 40 H/L per hectare of fruit or around 200,000 bottles of red, white and rose wine. The wines are highly acclaimed for their attractive aromas: approachable, elegant and smooth. There are 6 full-time employees. The main residence is a fully renovated Mediterranean style villa tastefully designed with panoramic views over the Domaine’s vines. There are 6 bedrooms, a dining room, a sitting room, an entrance hall, a fully equipped modern kitchen and a TV room. There is an entertainment terrace for outdoor dining and a swimming pool (12 x 6 m) with pool house. There is a subterranean cellar, fully renovated independent guest accommodation and 3 (or 4) bedroom manager’s house (with scope for expansion). The main residence and its guest accommodation are sold furnished (specific art, personal items and furniture excluded) and turnkey.
