Historically known as “Villa Cerpelli”, it is believed to be one of the oldest properties in the area dating back to approximately 1780s. Surrounded by manicured formal gardens in the heart of impressive woodland, the front of the Villa stands open to a breath-taking panorama that embraces the whole Tuscan archipelago in a single glance: from Livorno, Elba and Corsica islands on the left all the way to the Ligurian coast on the right.Thoughtfully restored and reconstructed, the estate still possesses many of its original features including; pavements in terracotta and marble, antique marble staircases and cast-iron balustrades.The entire property is surrounded by its original hand built wall made of local stone. In the restoration the property has been fitted with many modern facilities and features, including: an elegant elevator that connects all the main floors of the villa, integrated underfloor heating and cooling system, alarm system, CCTV, WiFi, an independent automatic generator and more.The property consists of the main house (The Villa) and a detached traditional Tuscan country house (The Dependance), ideal for guests, staff or relatives, as well as for entertaining. On the right the drive continues to an open carpark with approximately 6 parking bays.Ground FloorThe entrance to the house opens into a linear corridor paved in original grey and white Carrara marble. An elegant open enfilade divided by vaulted arched doorways connects the formal Dining Room with the Breakfast Room to the left and the charming Drawing/Tea Room to the right. The coffered oak ceiling of the rooms is a masterpiece brilliantly executed in neo-classical style. All windows face the sea view and the Dining room door opens up onto the Belvedere terrace.All Kitchen furniture has been made to measure by local artisansand appliances include a state of the art Grand Palais 180 stove by La Cornue, Gaggenau equipment, large Sub Zero refrigerator and a wine chiller unit. The ceiling beams of dark chestnut have been restored to their original state and the floor paved with antique terracotta tiles. The Kitchen is adjoined with a spacious utility room comprising laundry/ironing room and storage facilities including a walk-in refrigerator.The corridor features a built-in chestnut cupboard that services the Dining Room and the elevator and also the Guest Bathroom of green and white marble. One of its two opposing doors exits to the Swimming Pool and the Gardens, the other takes you to the summer dining terrace of The Dependance.First FloorAlmost all interiors of the Villa maintain their initial layout. The vaulted ceiling entrance hall features an original white Carrara marble staircase with painted cast iron railings, connecting the First floor with the Second floor and the Attic. The main Reception/Drawing Room has a perfect view to the sea from its antique white Carrara marble balcony. The walls are depicted in architectonic elements and symmetric doors on both sides of the room are faceted in local “Pietra Serena” grey stone. All bathroom cabinets, wardrobes and all doors and windows with their “Persian” shutters, have been individually designed by architects and made to measure by famous local artisans.The First floor features a Study with a grey oak library. This double aspect room overlooks the swimming pool and gardens across to the sea beyond. A spacious Bedroom with a separate Living room and en-suite is located to left of the main entrance.Second FloorThe master bedroom is a separate unit containing a spacious dressing room and en-suite state of the art bathroom and shower. A self-contained housekeepers’ apartment is situated at the far end of the building with a fully equipped security room above.Gardens and GroundsThe house is surrounded on all sides by lit terraces and sweeping lawns with a variety of exceptionally fine mature trees including secular oaks surrounded with rhododendrons and laurels.At the far end of the garden a graceful tented pavilion made of cast iron and twined with Clematis, provides an excellent spot for afternoon tea, reading and relaxation with exceptional sunsets and views of the Apuan Alps.The garden is an ideal place for entertainment and childrens’ activities with a delightful fish pond and a playground. An 18 metre heated and lit Swimming Pool with a spacious terrace offers excellent facilities for summer entertainment. A direct and easy access to the kitchen of the Villa makes two spacious poolside gazebos an excellent facility for a pre-dinner cocktail or a pool party.
