The villas comprise an open-plan lounge/ dining/ kitchen area and a guest-WC on the ground floor and of 3 double bedrooms, one of which is en-suite and two of them share a further bathroom on the first floor. The rest of the villas have the living-area upstairs and the bedrooms on the ground floor. Space has been meticulously planned to avoid wasting energy, with generously proportioned open-plan living spaces and less space apportioned to bedrooms, hence reducing heating and cooling costs.
Each property has a private outdoor space. The upkeep of the communal gardens and swimming pool is shared between all owners.

Each owner can choose freely whether or not to make their property available for touristic exploration during the times when they do not use it themselves. There are 2 options which owners can choose from: one with no touristic exploration and the other one with a 2-year rental scheme.
As is normal with resorts, Carvoeiro Gardens has a condominium, where the costs of the periodic maintenance, upkeep and cleaning of the entire resort are covered in the condominium budget. However, with Carvoeiro Gardens, extra costs which the owner would normally be expected to pay individually, are also covered.
