In a hilly and panoramic position, on the banks of Arno river, we find this 10-ha estate with a beautiful restored manor villa (2,900 sqm totaling 20 bedrooms and 20 bathrooms) and IGT vineyards (1.3 ha producing up to 4,000 bottles of wine per year). Further spaces could be restored to create a wellness center or a wine cellar.
The estate is easily reached, also thanks to a newly-realized access road, and is located not far from a town providing all the services (4km; 10�), among which a station which allows reaching Florence in a few minutes. Other towns and cities of Tuscany can easily be reached by car in less than two hours (Firenze, San Gimignano, Montepulciano, Monteriggioni, Cortona, Siena, Volterra, Lucca, Montalcino, Pisa�).
The closest airport is Florence (54km; 45�) but Pisa, Bologna, Rome and Milan are easily reached as well.
DESCRIPTION OF THE BUILDINGS
The huge complex (roughly 2,900 sqm � 31,204 sqft) dates back to the 15th century but reached its current shape following many changes and reworks which took place over the centuries, the last of which carried out in the first half of the 20th century.
A good part of the building (1,500 sqm) has been converted into an accommodation business and currently offers nine independent apartments for a total of 20 bedrooms and as many bathrooms. The available spaces would allow laying out a total of thirteen apartments.
The remaining surface (1,400 sqm) houses the old wine cellar, technical rooms, storage rooms and warehouses but it could be easily converted into further residential units or used to build a bigger cellar which would allow increasing the yearly production of wine.
The property, in its entirety, covers a surface of roughly 10.0 hectares (24.7 acres). The majority of this surface is registered as arable land (4.0 ha) followed by woodland (2.5 ac) and IGT vineyards (1.3 ha). The park surrounding the villa, well-maintained and dotted by flowers and trees, covers roughly 22,000 sqm (5.4 ac).
The whole estate is managed and cultivated exclusively with organic methods (Demetra certification) and the vineyards allow producing up to 4,000 bottles of wine per year.
USE AND POTENTIAL USES
The property has suitable dimensions to be completely transformed into a boutique hotel, thanks also to its central location in Tuscany which allows easily visiting the region�s most renowned and appreciated towns. The areas currently housing cellars and storage rooms could be adapted into more bedrooms or even a wellness center.
The presence of ample land also allows exploiting the property as a wine estate, right next to a charming hotel. In this case, the old cellar and the storage rooms could be restored and converted into a more modern wine-making facility.
Alternatively, a completely new cellar could be built on the land available, thus allowing both the options suggested above: expanding the hotel by building new bedrooms and increasing the wine production by building a more modern cellar with all the equipment needed.
A total of 35.0 hectares of land are available for sale and include arable land (29.0 ha) and mixed woodland (6.0 ha).

These additional plots of land are well suited to plant more vines. It would then be possible to plant up to 35.0 ha of vineyards in total and the area falls inside the boundaries of Chianti DOCG as described by the wine guideline. If one plants all the available hectares by obtaining the respective planting rights (bringing the total surface of the vineyards to 35.0 hectares) there are two possible roads:
- Toscana IGT: following the production guidelines (16 tons/ha of grapes with a maximum yield of 80%) one could reach a maximum production of 4,480 hl of IGT Toscana, equaling 595,000 bottles (given a favorable season);
- Chianti DOCG: following the production guidelines (9 tons/ha of grapes with a maximum yield of 70%) one could reach a maximum production of 2,250 hl of Chianti DOCG, equaling 295,000 bottles (given a favorable season).
