Contemporary four bedroom, three bathroom detached home built in 2017 with gardens, roof terrace, off street parking and garage in a select development at the top of Lansdown, above Bath city centre and within easy reach of Royal High and Kingswood Schools.
The vendor says: The contemporary townhouse design and flexibility of internal layout , as well as its peaceful cul de sac location overlooking the residents garden and green spaces initially attracted us to this house. It was a blank canvas when we purchased it and we immediately set about commissioning a programme of work with local craftsmen and suppliers to fit out the interior and landscape the garden.
There are three floors, with a terrace on the roof above the garage and a balcony off the main bedroom. When you go in at the front door you can see right to the garden at the back the house is flooded with natural light. We chose a bespoke Schmidt kitchen to make the most of the ample space in the kitchen and continued that through into the adjoining living/dining area with matching open shelving and storage . It is one of our favourite parts of the house with a large island incorporating a breakfast bar seating four easily and a separate large dining table , perfect for entertaining. Bi-fold doors which are the whole breadth of the kitchen open out onto the garden and bring the garden inside. The back garden is South-east facing so there is sun in the morning, and it is lovely to eat your breakfast outside.
A large sitting room is on the ground floor: it could be used as a dining room if desired. We put in engineered oak flooring throughout this floor. There is also a downstairs cloakroom. Upstairs a first floor sitting room has French windows, and Juliette balcony. There is one double bedroom and one single bedroom , with the latter currently used as a study/music room and featuring a full wall of bespoke built in storage incorporating a double wardrobe and open display shelving. The landing leads out to the terrace. On the top floor are the two largest bedrooms, both with en suite showers. There are two bespoke wardrobes built by the same local carpenter as the units in bedroom 4 on the floor below.
Outside the garden at the back has been landscaped to be easily maintained and with a woodlands themed design to offer all year round interest and colour. It is not overlooked and there are trees and a patio with table and chairs. We are extremely fortunate to have such good usable outside space, with the terrace, garden, and balcony outside the bedroom there is always somewhere to sit in the sun! We have a large garage and unrestricted on street parking outside also.
The location here has been brilliant. We can walk into Bath (1.8 miles away) or go in by Park and Ride bus. There is a convenience store on the development. The Hare and Hounds Pub is 0.5 miles away with good food and stunning panoramic views over Bath and the valley. There is a well- regarded Primary state school here, the Abbott Alphege Academy, and Royal High School and Kingswood School are in Lansdown, as is the popular Lansdown Tennis club. We have excellent motorway access to Junction 18, 8 miles away, and we can pop into Bristol easily. We have worked from home regularly since moving here and the fibre to premises broadband installation in the property has made this extremely easy. Commuting can be done in 1 hour and 19 minutes to London Paddington from Bath Spa station, only half an hour longer than when we lived in Surrey.
