Ratholm Lodge is situated in the heart of County Wexford, which is known for its excellent verdant countryside, picturesque mountain ranges, white sandy beaches and charming character villages. Located on the south east of Ireland, Wexford forms one of Ireland's sunniest regions and is commonly known as the "Sunny South East".
The property is positioned 1.5 kilometres outside the attractive village of Killinick which offers a range of amenities including the award-winning Karoo cafe with restaurant, vibrant pubs and a local supermarket.
Rosslare (7 km) and Wexford Town (11 km) are two large neighbouring towns which both provide a wide range of shops, culture and professional services. Wexford is the county town in this area of the southeast of Ireland and is located at the mouth of the River Slaney. A harbour town, it is widely regarded for its rich arts scene and culture. It is also known for its medieval lanes and the opera festival held in the modern National Opera House. The festival is recognised worldwide for introducing new artists and audiences to the forgotten masterpieces. West Gate Heritage Tower is a restored 13th century toll gate. It is next to the old town walls and ruined 12th Century Selskar Abbey.
Rosslare, located a short drive from Ratholm Lodge is a picturesque seaside town which has emerged as one of Ireland's most popular seaside resorts. The town has a lot to offer including white sandy beaches, delicious local restaurants and cafes, lively pubs and scenic walks along a number of different trails including the 5 kilometre stretch of sandy beach and Rosslare Harbour with magnificent views over the Irish Sea. Rosslare is also home to the renowned Kelly's Resort Hotel & Spa.
Ratholm Lodge is surrounded by excellent transportation systems and is well positioned for the N25 which connects Wexford Town to Rosslare Harbour and the N11 which connects Wexford to Dublin. There are daily train and bus departures from Rosslare Harbour (8 km) to Dublin. Rosslare Europort provides direct access to both the UK and France.
Sporting and recreational facilities are extensive with golf at and Wexford Golf Club (12 km), Rosslare Golf Club (8 km) and St Helen's Bay Golf Club (9.6 km). The local area also provides a multitude of different water sports including kayaking, fishing and surfing to name a few.
Ratholm Lodge is a substantial modern home with a blend of period and contemporary finishes. The house occupies a peaceful, countryside setting yet is conventionally situated near large towns as well as being just moments away from the coast.
The property is entered off a tranquil country road through two stone pillars with electric gates, which open to an attractive sweeping driveway flanked by lawns and leads to a parking area at the front of the house. Constructed in 2004, the house is a well-designed modern country residence with a stone exterior beneath a hip slated roof with a north-westerly facing position. The light-filled, spacious accommodation is of generous and elegant proportions, as shown on the accompanying plans. The detail and finishes internally, are notable, with the accommodation being equally suitable for modern family living and entertaining. A short distance from the house is a large yard with Cheval Libertie equestrian barn. This is currently set up for horses with 5 stables, all with rubber mats and drinkers installed, a feed room and tack room. However, with its movable stables and concrete floor this facility could have many other uses including storage. The building is bright and dry and in excellent condition.
Beside this barn, is a full-size outdoor riding arena 30m x 50m, well drained with Wexford sand. There is a water drinker installed and poles for floodlighting are erected (floodlights have not been installed).There is potential to convert the arena to a tennis court with ease.

The gardens and grounds are a feature, which have been cleverly designed to maximise the Wexford sunshine. There is a large patio area with paved area and a gazebo as well as a very pretty summerhouse nestled within the gardens at the end of a pathway. The well-kept lawns are bounded to the rear with an array of fruit trees including apple and pear.
