Balone Cottage is set in a large garden of about 0.9 acres on the edge of the hamlet of Balone, just outside St Andrews. It has an elevated setting and the outlook over the town is quite superb.
Balone is a collection of houses including a steading development at the bottom of the hill up to Mount Melville and the old Craigtoun Hospital. Craigtoun Park and The Duke's golf course are just beyond. Close by is the Fife Pilgrim Way, a footpath linking to the Lade Braes Walk which goes all the way into the centre of St Andrews.
The property is less than 2 miles from the town centre, meaning that the university and all the shops, pubs and restaurants are within easy reach. St Andrews is renowned worldwide as the home of golf. There are now seven golf courses at St Andrews including the Old Course, regular host to the Open Championship which will next be staged there in 2022. The Duke's Course is just beyond the house and there are many other golf courses in the area including two courses at St Andrews Bay, Kingsbarns, Crail, Dumbarnie and Elie.
St Andrews University is one of the oldest in Britain (founded in 1413) and attracts students from all over the world. The town benefits from a cinema and the Byre Theatre. It provides good state schooling at Madras College (which is moving to a new site closer to the west of town) and private co-educational schooling at St Leonards. Dundee High School is within easy reach.
Beyond St Andrews is the East Neuk of Fife with its spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches. Leuchars railway station (4 miles) is on the main Aberdeen to London line and connects to Dundee and Edinburgh. Edinburgh Airport, with its range of domestic and international flights, is only 50 miles away.
Balone Cottage is a substantial, single storey house with a stone and harled finish under a red pantiled roof. It was built in 1992 to a very high standard by Headon Developments, who are well respected St Andrews builders. The owners subsequently extended the property adding to the bedroom wing in 1999 and the breakfast room in 2004.
Balone Cottage forms a U shape around a central driveway/courtyard. The nicely proportioned accommodation is bright, well maintained and has high quality fittings. The house is finished with deep pine skirtings, window sills and doors throughout. The layout is spacious and flexible so the house would be suitable for a large family plus live-in nanny or elderly relative.
A hall in the centre of the house, with a cloak store and WC off, gives access to the three main reception rooms. The large lounge with its Victorian fireplace and bay window overlooking St Andrews is particularly attractive. It has a dining room off. The adjacent family room and sitting room both have French doors opening onto a south facing paved terrace. This suite of rooms is ideal for entertaining.
The kitchen, with its Italian tile flooring, is substantial and well fitted with modern solid wood cupboards, granite work surfaces, an island, a four oven AGA with electric hob, dishwasher and American style fridge/freezer. It links to a south facing breakfast room with windows on three sides and to a side hall and utility room.
The bedroom wing is off the hall to the north of the house. The principal bedroom with views over St Andrews has its own en suite shower room with Italian tiling and Porcelanosa suite, power shower, double fitted wardrobe and wooden flooring. There are two additional double bedrooms again with fitted wardrobes and a family bathroom.
A door opens to the new wing which has a linen store, WC, one single and one double bedroom with an en suite shower room. There is also a study with fitted shelving and sufficient space to allow two people to work from home and a well-proportioned south facing garden room with bay window overlooking the front garden and courtyard.
Balone Cottage is set in well maintained gardens of about 0.9 acres which are given protection and privacy by mature trees and hedges.
The gates (which will be shared with the plot) give access to a driveway which continues to a paved courtyard with further parking adjacent to the garage. Additional gates lead to a back drive out through Balone Steading. The triple garage has power and light.
The formal garden lies to the south, east and west of the house where there are two terraces, one with spectacular views over St Andrews, well maintained lawns, a rockery, rose garden and well stocked herbaceous borders.
To the west of the house, behind the garage is a large area of lawn. There are trees alongside the driveway and dividing off the plot to the north, giving excellent privacy
Building Plot. 0.33 acres
To the north of the house, divided off by a fence and trees is a woodland area extending to about 0.33 acres. Planning Permission Ref: 18/01318/ARC was granted on 22 August 2018 to build a 1.5 storey house there. The views towards the town of St Andrews are spectacular.
Depending on the outcome of any potential purchaser interest, the sellers may retain the plot to build a house for themselves.
The plot is available in addition or separately
