A short distance from Umbertide, in panoramic position on the hills of Umbria, we find this 250-sqm farmhouse with 5 bedrooms and 3 bathrooms. Finely restored, the farmhouse boasts excellent finishes with all the 21st-century comforts. Outside, a 2,000-sqm garden accommodates a 12 × 7 m swimming pool with terracotta-paved sun bed area.
While this farmhouse’s situation is very private, it is only a few minutes’ drive to the town of Umbertide, a cozy medieval town offering all the necessary services (supermarkets, banks, post offices, pharmacies…). Other cities of Umbria can easily be reached in less than one hour by car (Montone, Città di Castello, Gubbio, Perugia, Assisi, Montefalco, Todi…).
DESCRIPTION OF THE BUILDINGS
The farmhouse (250 sqm – 2,690 sqft, 5 bedrooms and 3 bathrooms) is laid over three floors:
- Basement: ample living room, bedroom with separate dressing area, bedroom with French doors leading onto a large terrace and bathroom;
- Ground floor: living room with fireplace and ample loggia, kitchen with American-style appliances, closet, two double bedrooms and bathroom;
- First floor: master bedroom with ample bathroom and private walk-in closet.
STATE AND FINISHES
The farmhouse, originally built in 1986, has been recently restored. The building was realized following the typical style of Umbrian countryside farmhouses. Right next to classical finishes (stone walls, terracotta floors, wooden beams) one can find modern elements and 21st-century comforts which give the building a polished and refined look. The renovation, which took place in 2013, was carried out with the use of local materials and Umbrian craftsmanship. The house now features all new appliances, plumbing, windows and bathrooms.
The farmhouse, next to the ample paved terrace on the rear, boasts a stone oven and a 2,000-sqm terraced garden. Just below the farmhouse, there is the 12 × 7 m swimming pool with terracotta-paved sun bed area and 40-feet custom-made pergola for shade: this spot is ideal for a dip with cocktails after a day of touring the surroundings.
The outdoor oven is perfect for making pizzas and meats, maybe for a dinner with friends in the beautiful Umbrian landscape.
USE AND POTENTIAL USES
The house, finely restored, is perfect to be used as a private dwelling but the presence of independent accesses on the basement and ground floor would also allow the renting of the lower-floor as a separate unit.
