The Nicoyana Peninsula Beach and Nature Preserve consists of various beautiful adjacent properties for a total of 36ha (88 acres). Just off the Paquera ferry landing on the inside coast of the Peninsula de Nicoya of Costa Rica, this property boasts some fantastic nature, a virtually private beach, services and utilities, three simple homes, and some infrastructre for receiving tourists as part of a commercial operation.
The first totals 28ha (69 acres), of which 10ha are flat, 10ha are hilly (and some parts steep), and the rest has a topography between the two, dense woods, and a spring.
The second is a commercial plot is towards the Paquera ferry landing, and is over 5ha (over 13ha). This plot is actually only 100m from the port, ideal for exploiting the proximity to all the ferries and their passengers. However, given the topography, it is a beautiful, quiet spot nonetheless.
And the third is a fantastic beachfront parcel of over 2ha (nearly 5.5 acres) with two wooden homes, a boat workshop, a small restaurant, ideal for commercial operations for tourism. The beach is naturally enclosed, and boasts palms, fruit trees on the slopes behind it, and is really a great beach when the tide is low. While Costa Rica doesn´t really have any private beaches, because a margin of 50 meters from seashore and frontiers is state owned and another 150 meters is normally concessioned out by the municipalities, this property is an exceptional case and its land is registered up to 60 meters from the shore.
The property is near Paquera, and while it is a quiet, natural area near a small fishing community, it is also ideally situated to benefit from the large volumen of tourists that pass through the area with the ferry service and benefitting from the amenities Paquera offers (Banks, supermarkets, etc).
This is an ideal property for tourism operations. A hotel, restaurant, can be further built out (currently there are some tourism operations on the property in the form of an eco-tourism company of kayaking, sea-fishing, etc), benefitting from the existing trails throughout the property, the islands in the gulf, and the ideal location along the road to Tambor-Santa Teresa and more. Moreover, it can be used for residential development, a retreat center, a green investment focused on conservation, etc.
