Seller Insight Situated on the edge of the extremely well-served village of Hartley, which is surrounded by the glorious Kent countryside, is Orchard House; an immaculately presented five-bedroom detached family home that boasts around half an acre of beautifully landscaped gardens. “The minute we walked into this house we were completely wowed by it,” says the owner. “Whilst ultra-functional and adaptable, it’s just so unique in style and layout, and the sense of light and space throughout is absolutely superb. We have enjoyed living here from the moment we moved in”.
“The house has been built to an incredibly high standard and it’s been really well designed for day-to-day family life but also great for working and entertaining. The sense of space is immediately apparent as you walk through the front door into the amazing double-height reception hall. It stretches right the way up to the top of the house and features an impressive central staircase that branches up, left and right to the first-floor galleried landing so it is quite a dramatic space. We also love the way the inside of the house connects so well with the garden. Our main living area is one huge open-plan kitchen, dining and living room, which has two very large sets of bi-folding doors covering almost 2 full walls, so when the sun is shining, we can push them back and the garden essentially becomes this fantastic extension of our living space.
We have just recently redesigned the back south facing garden and I’d say that it’s now a standout feature of the property as a whole,” continues the owner. “Just outside both bi-fold doors we have a large, decked seating area, and from there steps lead down to a beautiful open lawn. We’ve added a pathway and a fantastic kids’ play area, so the garden is now much more family-friendly. The hot tub being well positioned has enabled us to enjoy every season’s sunset. Its lovely to see the London skyline lit up way off in the distance.
Favourite room: I love the main living area. It is such a sociable space; we can all be together, perhaps doing different things, and you never get the feeling of being on top of one another.
Favourite aspect of the grounds or surrounding area: One of the big draws to Hartley was the two Ofsted Outstanding schools, one of which is just a very short walk away, however the location as a whole has so much to offer. There are 2 super golf clubs and a country club with all sorts of outdoor sport, within striking distance. The local villages have a good selection of shops including Waitrose, and proper butchers, bakery, tea-rooms and just outside the villages, the most amazing country pubs. Bluewater shopping centre and Ebbsfleet are a fifteen-minute drive away. You can get to London Victoria from Longfield Station (1.5 miles from Orchard House) within 30 mins and with Ebbsfleet High Speed train being only 15minutes from here (which takes less than 20 mins) you can get to London Kings Cross in 35 mins. It is a great spot for a commuter, or even just a family who want to live in the country side but have everything London has to offer, only half an hour away.
Memorable event (if not another favourite room or unique feature): The cinema/bar/games room has to be everyone’s favourite part of the house simply because it’s such a fantastic entertaining space which also has doors that open straight out onto the deck/garden.
What they’ll miss most / why they are leaving: We’re moving back to Ireland, but we love this house so much that we’re planning to build an exact replica when we get there, says the owner. So, in terms of what we’ll miss, I’d say it would be this amazing setting. It’s a place that has afforded our whole family a really lovely quality of life an enabled us to enjoy the best of both worlds.
