Sligo is a substantial provincial town on the western Atlantic seaboard of Ireland and offers a wide range of services, amenities and education. Renowned for its history, culture and mythology, Sligo is the vibrant heart of the North West of Ireland. Built on the banks of the Garavogue River it connects Lough Gill to the Atlantic Ocean and enjoys the magnificent backdrop of Benbulben Mountain. Sligo takes its name from the Irish word Sligeach, which translates to Shelly River, a name inspired by the abundance of shellfish found in the waters surrounding the town.

Sligo has an excellent transportation system with the N4 connecting Sligo and Dublin and the N17 connecting Sligo to Galway and Limerick. Ireland West Airport at Knock is 58 km to the south of the farm and offers flights to a range of European destinations.

The area has a well-developed agricultural infrastructure, including several agricultural machinery merchants, livestock marts, veterinary surgeries and milk processing plants.


Doonally Farm is a renowned and substantial non-residential dairy unit extending to about 169.71 acres, positioned just outside the attractive and picturesque town of Sligo. The farm has been developed and operated as a dairy since 2011, offering cubicle accommodation for approximately 160 head of cows.

The present Doonally Farm was formerly part of Sligo AI Centre, one of the largest artificial insemination cattle breeding centres in Ireland. The stud housed some of the leading beef and dairy sires in the country.

The farm currently carries a herd of dairy cows, with replacement heifers reared off-site. With a convenient situation on the periphery of Sligo town, the farm is centred around an excellent range of modern buildings and has a magnificent outlook towards the dramatic Sligo mountain ranges.

Doonally Farm is an extensive single block of productive grassland. It lies within a ring fence and is accessed from the N16 Sligo-Manorhamilton Road via Fawcett's Bridge. The land is well laid out in a series of paddocks which are of a good workable size and benefit from a useful network of internal roads and cow tracks. They are enclosed by a combination of electric fencing and stone walls and have a mains water supply.

With a southerly elevation, the gently undulating topography rises from about 45 metres (148 feet) above sea level on the southern boundary to a high point at the north of the farm of 80 metres (263 feet) above sea level.

Farm Buildings
The dairy complex is located to the south of the land are laid out, as follows:

1. Cubicle Shed
In eight bays of steel portal frame construction with box profile roof, Yorkshire boarding, block walls and slatted base with tank beneath. Feed passages to either side with overhang roofs. Capacity for 160 cubicles.

2. Dairy
Steel frame construction beneath a corrugated roof with corrugated and super vent cladding and block walls. Bulk tank room and store/office. Capacity for a 20-point herringbone milking parlour.

3. Calving Shed
In three bays of steel portal frame construction beneath a box profile roof with Yorkshire boarding, block walls and a concrete base.

4. Calf Rearing Shed
In three bays of steel portal frame construction beneath a box profile roof with Yorkshire boarding, block walls and a concrete base.

To the north of the steading is an extensive area of hardstanding presently used for the storage of silage bales.

There is an outdoor collecting yard.

Farming Lease
Doonally Farm is presently subject to a Lease which has a term of 15 years and commenced on 1 May 2011. The fixed equipment in the dairy unit is owned by the current tenant and is specifically excluded from the sale. Further information in relation to both the Lease and tenant equipment is available via a protected data room. Interested parties can gain access to this data room through the selling agent.

Farm Services
The farm buildings benefit from a three-phase electricity supply and mains water supply.
