In the heart of the <b>Foreste Casentinesi National Park</b>, in a very beautiful <b>protected area</b> not far from <b>Poppi</b>, <b>10.0-hectare estate</b> with <b>farmhouses</b>, currently working as an <b>Agriturismo</b>. The property (950 sqm, 10 bedrooms and 10 bathrooms), made up of two restored buildings, can easily accommodate up to 35 guests who will find a cozy restaurant</b>, a countryside untouched by men and all the necessary services at hand.<br/> A small town (4km; 5’) provides all the services and from the property one can easily move throughout <b>Tuscany</b> (Poppi, Chiusi della Verna, Arezzo, Firenze, Anghiari, Cortona, San Gimignano, Siena…) in less than two hours.<br/><br/> <b>DESCRIPTION OF THE BUILDINGS</b><br/> The <b>main farmhouse</b> (810 sqm – 8,716 sqft, 10 bedrooms and 10 bathrooms) is laid over three floors as follows:<br/> - <b><i>Ground floor</i></b>: kitchen with original fireplace, two bathrooms, wine cellar, stables with six boxes for horses, storage room and underground garage;<br/> - <b><i>First floor</i></b>: owner’s apartment (independent access with terrace, habitable kitchen, three bedrooms and bathroom), reception, professional kitchen with pantry, restaurant hall and guest bathroom;<br/> - <b><i>Second floor</i></b>: bedroom with en-suite bathroom, four bedrooms and four bathrooms for the guests.<br/><br/> The old drying barn was converted into a cozy <b>guesthouse</b> (140 sqm – 1,506 sqft) on two floors:<br/> - <b><i>Ground floor</i></b>: living room with small kitchen, bedroom with en-suite bathroom, technical room and bathroom with independent access from outside;<br/> - <b><i>First floor</i></b>: two bedrooms with en-suite bathroom and exit onto the paved terrace.<br/><br/> <b>STATE AND FINISHES</b><br/> The building dates back to the second half of the 19th century (the keystone above the door is marked 1878) and has been built over the remains of an 11th-century oratory. The northwestern corner still shows traces of the original walls.<br/> The building was fully restored in 2000 (and again in 2007) to make it suitable for an accommodation business, without altering its main features. The building, made out of stone with pietra serena inserts, is laid over three floors. Ceilings are all made out of wooden beams and planks, while the roof is covered in Marseillaise shingles and supported by sturdy trusses.<br/><br/> <b>EXTERIORS</b><br/> The estate falls in its entirety inside the <b>Foreste Casentinesi National Park</b> and covers a surface of approximately 10.0 hectares (24.7 acres), split among mixed woodland (2.0 ha) and arable land (8.0 ha). The latter includes two fenced plots of land (slightly less than an hectare each): the first one was used in the past as an acclimatization enclosure but is currently unused, the second one is used as an organic orchard with typical varieties of Casentino.<br/> Part of the plain land is planted with <b>saffron</b> (roughly 1,000 sqm) and there is also a small irrigated <b>vegetable garden</b> (500 sqm). Everything is cultivated with organic methods.<br/><br/> In the northern part of the estate is a portion of grazing land (roughly 1.0 ha) where the park managing authority created a wildlife observatory, given the presence in the area of deers. Slightly above, again with a contribution by the park managing authority, is a stone basin for the reproduction of amphibian animals.<br/><br/> The woodland is composed of hornbeams, durmast and alders and hasn’t been cut in the last twenty years: this means that the wood can be immediately cut for a profit.<br/><br/> <b>USE AND POTENTIAL USES</b><br/> The Agriturismo has the authorization for up to 35 beds and license for foods and beverages (for both guests and occasional visitors). The presence of ample rooms on the first floor of the farmhouse allows the property to work with numerous groups, such as hikers, school groups and children summer camps, together with the more common family tourism. The presence of many entrances is also useful if one wants to convert the country house into a private residence or into multiple independent units.
