A barn to be restored and <b>160 olive trees</b> complete the property.<br/> The country house can be reached via a 4-km well-maintained unpaved road. Services are all available in the nearby town of Castiglione d’Orcia (5km; 10’) but many of the most famous art cities of <b>Tuscany</b> can be reached in less than two hours by car (San Quirico d’Orcia, Pienza, Montalcino, Montepulciano, Siena, Cortona, San Gimignano, Florence…).<br/><br/> <b>DESCRIPTION OF THE BUILDINGS</b> The <b>country house</b> (350 sqm – 3,766 sqft, 4 bedrooms and 4 bathrooms) is laid over two floors and revolves around a paved courtyard with loggia. Many of the bedrooms on the ground floor can be accessed directly from outside. The living area is made up of three connected rooms: an ample living room with fireplace, the dining room at the center and the kitchen at the end. From the dining area a door leads into the first bathroom.<br/> From the courtyard one can then enter one of the bedrooms, totally independent and fitted with an en-suite bathroom, and two storage rooms/pantries. At the opposite side from the kitchen is a laundry (accessed either from the living room or directly from outside).<br/> From the living room a staircase leads up to the first floor with the sleeping area made up of three bedrooms with en-suite bathroom. The floor can also be entered directly from outside through a staircase with a small loggia.<br/><br/> A short distance from the country house is an <b>old barn</b> (60 sqm – 646 sqft) that could be restored to create a cozy guesthouse.<br/><br/> <b>STATE AND FINISHES</b><br/> The country house was fully restored between 2002 and 2005 using original and/or recovered material, following the directions of the <i>Soprintendenza Archeologia, Belle Arti e Paesaggio</i>. Floors are all paved with ancient terracotta tiles in the living area and wooden planks in the bedrooms. The terracotta tiles are for the most part original pieces made in Tuscany, while the sitting areas are paved with terracotta tiles from France, recognizable by the hexagonal pattern. The terracotta paving the outdoor portico comes from an old monastery in Emilia-Romagna. Beams are all made of oak wood. The whole building has been insultaed by using panels made out of cork, a natural and non-polluting material.<br/> The heating system on the lower level is under the floor so that it doesn’t clash with the rustic style of the house, while on the first floor, given the presence of wooden floors, heating is granted by more conventional radiators. The electric line has been moved entirely underground to eliminate poles and cables along the road and inside the property, elements which would have undermined the otherwise beautiful landscape.<br/><br/> <b>EXTERIORS</b><br/> The land surrounding the country house spans roughly 3.2 hectares (7.9 acres), landscaped into a garden all around the building and marked with the dry-stone walls typical of Val d’Orcia. The building is then surrounded by trees, ensuring excellent privacy. The olive grove (1.3 hectares, totaling 160 trees) allows producing excellent extra-virgin olive oil. The small wood of the property is made out of oaks, holm oaks, strawberry trees, junipers and Scotch brooms.<br/><br/> The country house revolves around a paved central courtyard completed by an ample covered loggia (roughly 25 sqm), ideal to relax in the pleasant Val d’Orcia climate, enjoying a glass of excellent Tuscan wine.<br/><br/> <b>USE AND POTENTIAL USES</b><br/> The country house, given its quiet and retired position, is perfect both as a private house and as a rental property for tourists. The presence of staircase leading to the upper floor provides the guests with excellent privacy, should the owners want to keep the lower floor of the building for themselves as a private house.
