Exton Stud House, The Bothy & The Staff Accommodation
Exton Stud House is a pretty, unlisted, farmhouse and has been a wonderful family home for many years. The house is comprised of four bedrooms and four reception rooms. It is well situated with its own access off Allens Farm Lane. Behind the house is the Bothy, a one bed house that is currently used by the family but would work very well as an annex to provide additional income. Adjacent to the house are the equestrian facilities, which include the two staff apartments both are on the first floor. The six bedroom apartment is located above a secure tack room and next to the office. The second 3 bedroom self-contained apartment is directly opposite. above one of the stable blocks.
Equestrian Facilities
Exton Stud has outstanding purpose built facilities and with some updating it could be developed into one of the area�s premier equestrian facilities. It is well laid out to enable the best possible care of race and competition horses but is also well suited as a breeding facility. The main yard is made up of 54 stables as well as numerous facilities which include: semi covered walker, solarium, wash bays, grooming bays, tack rooms, laundry room, feed stores, rug room, staff room and other stores. The majority of the stables are lit and supplied with individual drinkers. The indoor school with viewing gallery and estate office is conveniently located next to the main yard and the outdoor arena is set by itself but close by the buildings. To the rear of the buildings is a large barn with a mezzanine level that is currently used as a vehicle store and workshop as well as a large area of outstanding which is ideal for large equestrian vehicles.
There are two accesses for the main Stud buildings, the first is a very impressive drive that enters the property from Corhampton Lane and then winds its way to the buildings through the middle of the stud. The second access point is a service entrance off Allens Farm Lane on the northern boundary of Exton Stud.
