DESCRIPTION OF THE BUILDINGS
The villa (255 sqm – 2,744 sqft, 3 bedrooms and 4 bathrooms) is laid over two floors.
The main body, closely resembling a Tuscan country house, is laid over a single floor with many accesses from outside, and is completed by two “towers” connected to the central building through glass-windowed corridors.
Half of the main body is occupied by a spacious living area where one can find the living hall, a beautiful open-plan kitchen with breakfast area and an external awning (21 sqm). From here one can then enter the first “tower” that includes on the ground floor a bright dining room with a French window to the garden, while on the first floor is an office space with a bathroom (potentially an additional bedroom if needed).
On the opposite side, the living area is connected to a central hallway leading to the sleeping area. Here one can find two ample bedrooms with private bathroom and a laundry. From the hallway, a glass-windowed corridor leads to the second “tower” with a sitting area on the lower floor and a bedroom on the upper floor serviced by a bathroom located just before the corridor. This “tower”, in particular, could be easily used as a guest quarter thanks to its independent access.
Just a short walk from the house, in a defiladed position next to the parking lot, is an underground technical room (80 sqm – 861 sqft) housing the pool systems and a storage room.
Just a bit further, next to the olive grove, is an agricultural warehouse (135 sqm – 1,453 sqft) currently used as a shelter for vehicles and tools used to take care of gardens and olive trees.
STATE AND FINISHES
The building is placed over the ruins of a 19th-century country house and all the works have been supervised by a notable Italian architect. The central body, that recalls the style of countryside buildings with stone-covered walls and wooden beams inside, is completed by two sharp-cornered towers at each end, featuring ample windows overlooking the garden and the surrounding landscape.
The result is a fascinating and charming building, with a perfectly balanced mix of old and new features ensuring continuity between the rustic nature of the original building and the 21st-century architectural needs of commodity, minimalism and attention to detail. At the same time, the house is also equipped with domotics to control its systems and appliances remotely.
Inside, great care has been taken while designing furniture and decors that have been specifically thought for the perfect integration into the building: because of this, all the furniture and decors in the house are included in the sale, since they are a fundamental part of the design and cannot be separated from the house.
EXTERIORS
The villa is surrounded by a well-maintained 8,300-sqm garden (over half of which is fenced with an automated gate) that includes green areas with decorative flowers and plants, paved walkways and graveled aprons used as a parking lot (580 sqm). Just a few meters from the house is the 13 × 7 m swimming pool, covered in stone and surrounded by a sunbathing area (also in stone).
