The entire estate is owned by a S.L.Espa�ola, a Spanish limited liability company, with 100% of its shares owned by the resident family, whose principal home is one of the two houses on the estate. It is, therefore, the entire shareholding of the company that the purchaser will buy for just 17,500,000 euros, despite the owners having had a valuation of 40,000,000 euros � and that was without the planned energy project.

Situated only 5 kms from the iconic city of Ronda, one of southern Spain�s most visited tourist destinations, the sale of this finca must be an investor�s dream! For where else can you buy one thousand hectares or 2471 acres with approximately 3000 square metres (32,292 square feet) of buildings in good condition, with the potential to develop a tourist complex of 218,000 square metres (21.8 hectares or 53.8 acres)?

That development potential has been recognised by the local Town Hall through a Declaraci�n complejo tur�stico con inter�s social (Declaration of tourist complex with social interest).

In addition, it is considered that a green energy plant producing electricity generated by the sun and wind can be developed by utilising the 300 hours of sun each year and the wind that blows constantly on the mountain platform over a thousand metres above sea level. The owners have had approaches for such a development based either on payment of a capital sum or a rental agreement of 30 years. From the mountain platform, there are views of Gibraltar, the Mediterranean and the North African coast.

There are two beautiful houses, each of 220 square metres (2368 square feet), both with large terraces and each with entrance hall with guest toilet off, living and TV room, fitted kitchen, four bedrooms and two bathrooms. Both houses have central heating provided by a large pellet burner to which they are connected and each has an independent thermostat. Both have insulated floors, walls and roof.

One house has its own swimming pool while the other has a sauna. To the side of the pool, there is a small building of 35 square metres (376 square feet) which is used as a guest studio and has its own kitchen and shower. Partial central heating and hot water are produced by solar plates.

The houses were constructed with good quality materials are in very good condition. They were built in 1986 under the direction of the family which owns the company, who live in one of them. The extensions were added 1n 2000.

To the side of the houses is a small building containing the electricity connections for the houses and nearby buildings. The main electricity switch is housed here and controls the wind and solar powered electricity, supplemented by the latest technology lithium batteries and the public electricity company.

Near the houses is a cortijo or farmhouse of over 400 square metres (4305 square feet), which contains horse boxes. Built over a hundred years ago, it has a new roof but is in need of modernisation. To the side of the cortijo is a building of 200 square metres (2152 square feet) providing a garage for four cars. It was built in 1986. All these buildings are connected to electricity and drinking water, which comes from the finca�s own well.

There is also a large industrial barn of 1070 square metres (11,517 square feet) with an outside patio of 1400 square metres (15,069 square feet). This is currently used as the office of the owners� son�s organisation TopBuggy.es, which takes visitors on buggy trips around the estate, as well as for the sale of business installations and equipment relating to the green energy produced by the sun and wind. On occasions, the barn, which was built in 1988, is also used by the MRW transport company in Ronda.

The roof of the barn includes 30 solar panels to produce energy. They also act as a demonstration of such energy production, as a result of which the owners� annual electricity bill is almost zero, There is also a connection to the Endesa electricity company�s grid. By the barn is the end of Endesa�s high tension electricity line. This provides the means to connect the electricity supply for the proposed tourist complex without the need for obtaining legal rights as only the estate land is needed for this. The solar and wind energy production units are not part of the property and are not included in the sale.

All the buildings, which are in very good condition, are connected by a tarmac private road leading from the electrically operated main entrance gate, where there is a security camera. The access is directly connected to the A369 road to Algeciras and Gibraltar, which can be reached in approximately one hour by car. There are two other entrance gates to the finca.

It is considered that the buildings, which all have building licences, can be incorporated into the proposed project and combined with a new five star camping or caravan site. In the valley, an artificial lake can be created where water already flows during the rain season. There is also a water producing well in this area. Adjoining where the lake might be is an area ideal for creating tennis courts and other sports facilities.

The S.L.Espa�ola escritura, which dates from 1985, will be sold free of any debt and without any retained workers or long term rental agreements. There is a contract with a shepherd of eleven months a year to clean the finca and prevent fires during the dry periods. Hunting licences are sold each year, only for the limited times allowed by law. The olive harvest is given away as compensation for maintenance work on the finca.

There are no fincas of this size known to be for sale, while the enormous potential of this one and its location only 5 kms from all services in Ronda, make this estate unique. The finca is only 45 minutes by car to the Costa del Sol and 1 hour 15 minutes to Gibraltar and Malaga airports.
