This restored country house with a small vineyard is set on the Chianti Hills, not far from the town of Greve. The building (410 sqm) is currently rented out with excellent results thanks to its five bedrooms and the vicinity to the most beautiful art cities of Tuscany. The vineyard (2.6 ha) is registered as Chianti Classico DOCG but needs to be replanted. The ruin could be rebuilt and converted into a wine cellar.
Services are all available in the nearby town (3km; 5’) and the property can be reached via a short stretch of unpaved road (1 km). From the county house one can also reach the most beautiful and interesting art cities of Tuscany in less than an hour and a half (Castellina, Florence, Monteriggioni, Siena, San Gimignano, Lucca, Pisa…).
DESCRIPTION OF THE BUILDINGS
The country house (410 sqm – 4,412 sqft, 5 bedrooms and 4 bathrooms) is the typical Tuscan countryside home, finely restored to preserve its original charm while creating at the same time a welcoming environment for the guests.
The building revolves around a characteristic paved courtyard, enriched by a loggia, and features several separate entrances from various places of the garden.
From a side door one enters the beautiful living room on the ground floors, where the sloped wall at the base of the old house can be seen. From here one then enters a cozy sitting room with a fireplace and a library exiting to the courtyard. On the opposite side is a generous dining room (also with a door to the garden) which is then connected to the kitchen by a hallway with the staircase to the upper floor. From the kitchen one can exit the house to the loggia, the ideal place for al fresco dinners. Right next to the kitchen is the laundry while a staircase descends underground into the old cellar, featuring a stunning vaulted ceiling. The upper floor can be accessed either independently from outside, via a stone staircase from the courtyard, or via the internal staircase between the kitchen and the dining room. The sleeping area includes a spacious master bedroom with private bathroom and walk-in wardrobe, and four more bedrooms. Two of these share a bathroom with doors from both bedrooms; the other two are served by a bathroom in the corridor.
Just a few steps from the country house are the remains of an old barn that could be rebuilt into a guesthouse or a wine cellar.
EXTERIORS
The country house sits at the center of a 17.9-hectare podere. Around the building is a 2,500-sqm garden decorated with trees and flowers that make the property very colorful and warm during spring and summer. Just a few steps from the house is also the rounded pool (average size of 15 × 5 m) surrounded by a beautiful stone-paved sunbathing area overlooking the vineyards and the surrounding Chianti hills.
The vineyard (2.6 ha) is entirely registered as Chianti Classico DOCG but the vines are pretty old and need to be replaced to restore their productive potential.
The olive grove (1.3 ha) features approximately 330 trees and allows producing excellent Tuscan extra-virgin olive oil.
The remaining surfaces are covered in mixed woodland (13.4 ha) and arable land (0.4 ha) that could be used to further expand the vineyards.
USE AND POTENTIAL USES
The country house is currently rented out with excellent results, thanks to the private but easily-accessed location close to the most notable art cities of Tuscany. If preferred, the house would always be brought back to a private residence.
The old barn could be rebuilt and has excellent potential. If one wants to keep the accommodation business, it could easily become a guesthouse; otherwise, it could be transformed into a wine cellar to exploit the vineyards without relying on third parties.
