An imaginative Georgian mill conversion in a spectacular position with a wonderful outlook on the banks of The River Teviot.
Kelso 4.5 miles, Jedburgh 9.5 miles, Edinburgh 48 miles(All distances are approximate)Superb family house with an open plan sitting room and dining room | Five double bedrooms | Five bath/shower rooms (all en suite)Beautiful kitchen with walk-in pantry | Laundry | Basement storeWalled garden with barbeque and games areas | Large parking area | Timber garageTrout fishing rightsHeiton Mill House is a stylish, cleverly converted, 18th century watermill in an idyllic setting on the tranquil banks of The River Teviot, at the end of a quiet no-through lane. It offers the best of both worlds, with a peaceful/ secluded setting, but at the same time only five minutes by car, or a leisurely 40 minute walk along the path of the old railway line, to Kelso's lively, picturesque cobbled square with its pubs and restaurants.Heiton Mill was, for a long time, a ruin until it was converted to the highest of standards and specification by the present owners to provide an extremely comfortable, beautifully presented and welcoming home.Built of stone, under a slate roof, Heiton Mill House occupies an elevated position and benefits from a wonderfully light and bright atmosphere. It provides flexible, well-proportioned family accommodation. The sympathetic conversion of the old mill has ensured that its unique charmand character are complemented by the contemporary interior design. All the principal rooms afford wonderful views of the river, where you may catch occasional glimpses of its inhabitants – otters, ducks, oyster catchers, dippers and perhaps the flash of a kingfisher.Of particular note is its cantilevered construction and its open plan, sitting/dining room with its full width glass wallthat draws in the light. French doors lead out on to a large decked terrace overlooking the river, an uplifting spot fordrinks and al fresco dining in the warmer months., and a great connection with what awaits outdoors.Gardens, grounds and outbuildingsA gravel driveway sweeps round to the front of the house with stone steps leading up to the front door. The groundsinclude the riverbank (from which there is entertaining trout fishing), with access over the former mill lade whichflows under the mill, across a timber footbridge, to the island (which is in shared ownership). Adjacent to the mill isthe walled garden with a terraced dining/barbeque and games area. Across the driveway from the mill is a timber, slate roofed, open-fronted garage for two cars, which has potential as a home office or gym, with water and eletricty.Under the mill is the old “engine room” which provides secure storage and it is where the central heating boiler islocated.
Heiton Mill House is in a magnificent rural location on the banks of The River Teviot, approximately 1.5 miles (as the crow flies) South of Kelso, amidst some of Roxburghshire's richest farmland. Berwick-upon-Tweed is situated only 24 miles to the north east, with its inter-city rail connections to both the north and south. The journey by rail from Berwick-upon-Tweed to Edinburgh currently takes about 45 minutes, whilst the journey to London takes about 3 hours 40 minutes. Edinburgh and its international airport is about 46 miles to the north west.Described by Sir Walter Scott as “the most beautiful, if not the most romantic village in Scotland,” today Kelso retains much of its original charm with an interesting range of independent shops including an excellent new deli, butcher, fish monger, baker, galleries, antique and fishing tackleshops, as well as a monthly farmer's market. Kelso, with its rich history, ruined Abbey and world-famous Floors Castle, has a good selection of local services including both primary and secondary schools.
