Description

Constructed of Bath stone elevations under a tiled roof, Friars Gate has a handsome façade, enhanced by a magnificent mature wisteria. Friars Gate is an impressive example of an early Victorian detached family home having had the benefit of more recent additions and updates.

Situated on the edge of Freshford Village and with uninterrupted views, this attractive stone property offers in excess of 2,900 sq ft of accommodation. The property dates back to 1820 and the accommodation is arranged over two floors, all presented to an exceptionally high standard.

The property is accessed off either the main entrance hall to the side or the original entrance hall to the front. The side entrance has a large glass panelled window and sleek tiled floors as well as stylish lighting. There is a bank of storage cupboards including a drinks fridge as well as access to a cloakroom and well-appointed practical utility room.

The principal accommodation comprises an elegant drawing room with feature fireplace and bookcase, a dining room with oak flooring and a feature fireplace, access to both hallways and an opening to the orangery which is of particular note. The orangery offers light and open space with views to both the front and rear. It is open to the kitchen and also offers access to both the front and rear gardens. Additionally to the ground floor is the family room/snug, which with its working fireplace is an ideal place to relax and unwind with a good film.

To the first floor are four well-appointed double bedrooms, each with a view and served by two well-appointed bath and shower rooms. Additionally to the first floor is a study room or a small nursery to complement the existing space.

Overall this delightful country property offers contemporary interiors that are enhanced by period details, well laid out gardens, far-reaching views and practical parking/garaging arrangements.

Outside
The property is situated in the centre of its gardens, elevated above the lane with far-reaching picturesque views across the valley and open countryside. On a practical note and diagonally opposite the house is a private parking area with large driveway and detached single garage with up and over doors. This is good for parking a number of vehicles.

The property is accessed via pedestrian gates and steps that take you to both entrance areas and past a well laid out, pretty front garden. The front garden has a level lawn, well-stocked flower borders a mature productive wisteria and gravel seating area that leads off the orangery and benefits from views across the valley.

There are steps to the side that lead up and around to a large patio/seating area, ideal for entertaining and enjoying a sunny aspect. From here there are further steps to the top terrace of the garden where you can't help but be impressed by the panoramic views across the surrounding countryside. Here, there is a reasonably level lawn, green house, raised vegetable beds, summerhouse and Japanese garden stocked full of wonderful Acers. Further pathways lead down to the other side of the home where there is access back to the orangery and a pathway that links across the large seating area.
