Florence and Rome are less than two hours away, while Siena is just a 40-minute drive from the property.<br/><br/> <b>DESCRIPTION OF THE BUILDINGS</b><br/> <b>Building A</b> (280 sqm – 3,014 sqft, 3 bedrooms and 5 bathrooms) houses the production rooms on the ground floor with a kitchen, a tasting room with bathroom, a shop for direct sales and a storage room with a changing room for the staff. On the upper floor is an apartment (140 sqm) made up of living room with open-plan kitchen and three bedrooms with en-suite bathroom. The whole building is equipped with air conditioning.<br/><br/> <b>Building B</b> (260 sqm – 2,797 sqft, up to 5 bedrooms and 5 bathrooms) is currently under construction and the project aims at creating more guest bedrooms. A possible layout features an ample living area on the ground floor, plus three independent bedrooms with private bathroom. From the living area one would then pass into the laundry/pantry. On the upper floor, consisting of a gallery spanning the whole length of the building, there would be a central living area with kitchen and two bedrooms with en-suite bathroom at each end of the house. The presence of a small entry with staircase on the ground floor would also allow creating two totally independent units to be rented out separately.<br/><br/> <b>EXTERIORS</b><br/> The estate covers an approximate area of 10.0 hectares (24.7 acres)</b>. Of these, roughly 6.0 ha are planted with <b>1,500 olive trees</b>: there are 900 trees of Correggiolo variety, while the remaining 600 features mixed varieties (Pendolino, Frantoiano, Leccino, Moraiolo). Yearly production ranges between 5,000 and 6,000 kg of olive oil.<br/> There is then a <b>15,000-sqm natural park with biolake</b> and 1.5 ha of arable land that could be used for several crops and/or a vineyard. The remaining surface (1.0 ha) is made up of the courtyards of the buildings, gardens and unusable patches of land.<br/> Electricity is provided by a <b>40-kW photovoltaic system</b> covering all the needs of the estate (surplus energy is sold back to the grid) and installed on a convenient car port located not far from the main buildings. The system has been installed with funds from the second FiT European policy, ensuring free-grants on production until 2030 (roughly € 20,000 per year).<br/> Broadband internet connection (up to 20 Mbps) is provided by the wireless communication network <i>Linkwave</i>.
