Caiplie Farmhouse is positioned in a stunning coastal setting, in the popular East Neuk of Fife. The renowned 116 mile long Fife Coastal Path passes through the property along the shorefront, and provides a convenient pedestrian route from Caiplie to both Anstruther (2 miles to the west) and, passing the ancient Caiplie Caves, to Crail (2.5 miles to the east).

The East Neuk of Fife has a rich history, with a number of fishing villages built around picturesque harbours and sandy beaches. Crail is the smaller of the two neighbouring towns. It has good local services including a supermarket and primary school. Anstruther has a working harbour, home to the local RNLI, and excellent facilities for pleasure boats.   It too has a range of shops and a large supermarket together with services including primary and secondary schooling. Private schooling is available at St Leonards in St Andrews, and The High School of Dundee.

There are many golf courses in the area including Kingsbarns, Elie, Crail and those in the world famous St Andrews, renowned worldwide as the 'Home of Golf', which is just 10 miles away. The Old Course is a regular host to the Open Championship which was staged there in July 2022. There are six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area including the Duke's Course, two courses at Fairmont, St Andrews Bay, Kingsbarns and Dumbarnie.

Railway stations at Markinch (21 miles), Leuchars (17 miles) or Cupar (18.5 miles) provide good access links. The reinstatement of the Levenmouth Rail Link is due to open by 2024 connecting Leven (16 miles) to the Fife Circle line. Edinburgh Airport is 49 miles away and offers a wide range of domestic and international flights. Dundee Airport (26 miles) flies to London City.

Caiplie Farmhouse is an attractive B Listed family home, situated in a spectacular, south facing position on the north shore of the Firth of Forth. The attractive farmhouse, which dates back to the early 1800s, has panoramic views towards the Isle of May, Bass Rock and North Berwick Law on the far side of the Forth, as well as along the coast towards Cellardyke to the west. The original steadings, which were once part of the fully functioning farm, were converted in the 1990s to form seven new properties known as Caiplie Court, and to this day they retain a wealth of character in keeping with their local surroundings.

From the courtyard, the front door leads into the entrance hall, off which there is a shelved pantry cupboard and utility room with Belfast sink. The south facing kitchen / breakfast room sits beyond, and has views over the beautiful walled garden. There is ample room for a breakfast / dining table, with fitted appliances including an electric oven with four gas burner hob, dishwasher and an AGA multi-fuel burning stove. The adjacent garden room is spacious and is used by the current owners as part dining room, part garden room with seating area. It has views over the garden, and towards the Isle of May beyond. The sitting room has similarly spectacular views thanks to large internal windows into the conservatory, as well as westerly towards Cellardyke with the Pentland Hills beyond. It has working shutters and an open fireplace. A snug with coal effect gas fire, bedroom, home office and WC complete the ground floor accommodation.

Situated on the first floor, the principal bedroom has uninterrupted coastal views to the south and west towards Cellardyke. The room has fitted wardrobes, and an en suite bathroom with bath and overhead shower attachment. The windows have traditional working shutters. There are three further bedrooms, all with fitted wardrobes or cupboards. Three of the four bedrooms on this floor have working shutters. The family bathroom has a bath with overhead shower attachment, and a useful linen cupboard. Two spacious attic store rooms are approached by two separate staircases leading up from the first floor. Both of these rooms have windows.

Gardens and Grounds

The stunning approach to Caiplie Farmhouse is by a tarmac driveway, which passes the Caiplie dovecot, and runs between the rich coastal fields before dropping down to the community's remarkable waterfront setting. The drive passes through a stone pillared entrance, giving access to the courtyard, with private parking area to the side of the house, and the garage offering space for two cars. There is also a gardener's WC.

The gardens and grounds extend to about 7 acres in all, including a grazing field running along the coastline which is about 4 acres in size. Sitting above this is an established pond and wild garden surrounded by mature broadleaf trees. Aside from its coastal setting, one of the most spectacular features of Caiplie Farmhouse is its south facing walled garden. This has a spacious lawn at its heart, with fully stocked borders, a variety of trees and shrubs and a peaceful seating area. It is overlooked by a paved patio to the front of the house, with fabulous south facing views, creating an ideal area for outdoor entertaining and barbecues.

There is a further garden that wraps from the north to the west of the house. The fertile coastal soil creates a productive growing environment for some established fruit and vegetable beds. Mature sycamore trees provide the house with great protection from the north and west, and there is a garden shed and double log store. A gate leads into the field and a path leads directly down to the coast, and onto the Fife Coastal Path.

Heading east out of Anstruther on the A917, after about 1.5 miles, just before the ruined Caiplie Dovecot, turn right onto a single track road signposted Caiplie. Follow the road down the embankment before turning right and passing through Caiplie Farmhouse's stone pillars.
