A recently built, energy efficient family house in a peaceful setting with distant views of the estuary and countryside.
Created with great attention to detail as a “dream house” for its current owner, Old Copse is a striking and characterful family house with a wonderful feeling of light and space internally. It has been fitted and equipped with great care with particular emphasis on energy efficiency and making it easy to run. The exterior is built of handmade bricks with a rendered and painted upper storey under a Spanish slate roof. All the windows are handmade of oak with integral double glazing and the widespread use of oak continues throughout the interior to include a fine staircase that rises from the centrally positioned reception hall to a three-sided galleried landing, a design which allows natural light to flood into the centre of the house. Old Copse currently has about 5,000 sq ft of accommodation on two floors but the structure will allow the roof space to be converted to provide additional accommodation if required. In addition to the reception hall the house has a total of five reception rooms including the southwest-facing and interlinked sitting, dining, sun and kitchen/breakfast rooms, which all look out onto the private rear garden. The dining room is directly connected to the kitchen/breakfast room by a wide opening, thereby forming a large, L-shaped space that is ideal for entertaining. The kitchen has a tiled floor and is fitted with painted timber units including a large central island, double ceramic sink and a range of built-in Neff electric appliances. On the first floor are four sizeable double bedrooms off the galleried landing. All four have distant views over the city to the hillsides that surround it and the principal and guest bedrooms can also see the estuary where the River Exe flows into the sea. The principal and guest bedrooms also both have en suite bathrooms with separate showers as well as built-in wardrobes and the other two bedrooms share the family bathroom and shower.Old Copse is approached off a narrow and peaceful lane, which sits within an attractive residential area. Electrically operated gates open to a rising, paved driveway with space for several cars. The driveway leads up to the good-sized, integral single garage, which also provides plenty of additional storage space. The garden extends around the house and has a good degree of privacy afforded by evergreen hedging on all sides. A wide paved path extends around both sides of the house to a good-sized terrace at the rear. At present the garden is lawned and therefore presents an entirely blank canvas for someone wanting to create a garden from scratch.
