Woodend Cottage sits in its own gardens near the coast in northeast Fife and neighbours two estates: Birkhill Estate and Mountquhanie Estate. The road running past the cottage forms part of the Fife Coastal Path.
Only 6 miles away, the market town of Cupar offers a wide selection of facilities, including primary and secondary education. On the coast to the east is the town of St Andrews, renowned worldwide as the 'Home of Golf', and recent host of the 150th Open Championship. St Andrews has a great variety of shops, hotels, restaurants, and recreational and cultural facilities which include a cinema and The Byre Theatre. The town is also well known for its university which was Scotland's first university and the third oldest in the English-speaking world, founded in 1413. There is private, co-educational schooling at St Leonards in St Andrews, and The High School of Dundee is also within easy reach.
Access by rail, road and air is good. Cupar railway station (6 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 48 miles away and Dundee Airport (13 miles) has regular services to London City. There is a dual carriageway and motorway connection to Edinburgh via Cupar on the A91 to join the M90 at Junction 8.

Woodend Cottage was built around 1850 and was extended in 1984. The conservatory and double garage were added in 1995. The cottage is constructed of stone and rendered brick under a pantile roof and is full of character. It faces southwest overlooking its garden which is sheltered by mature trees.
Front door to hall with staircase leading to first floor. Large sitting / dining room with wood burning stove and windows overlooking garden. Kitchen with wooden cabinets and breakfast island with plenty of storage. Built in fridge, Hotpoint electric oven and Electrolux LPG gas hob. Back door from the kitchen leading to the log store and to the back of the cottage. Door on the other side of the kitchen leading to the conservatory. Two double bedrooms on ground floor both with fitted wardrobes. French doors from bedroom one lead out to the garden. The bathroom has a double wash basin, sunken bathtub, walk in shower and electric underfloor heating.

Woodend Cottage sits in approximately 0.4 acres and faces southwest. The garden wraps itself around the cottage and there is plenty of off street parking and a double garage. There are water taps at the front and back of the cottage and a log store. The cottage is very private and hidden by the trees. There is an abundance of wildlife including red squirrels.
Woodend Cottage is situated in Hazelton Walls which is approximately 6 miles north of Cupar.
Travelling north from Edinburgh on the M90 exit at Junction 8 and follow the A91 towards St Andrews. At the Melville Lodges roundabout turn left onto the A92 signposted to Tay Bridge and Dundee. After approximately 6.5 miles and on approaching Rathillet, turn left. Follow this road for 2 miles, turn right signed posted for Gauldry, Balmerino and Wormit. The driveway for Woodend Cottage is the first on the right.
