Deansyde is situated in beautiful, rolling Borders countryside in an elevated plot on the outskirts of the village of Denholm. Despite its rural setting, it is conveniently placed for local towns and villages. The centre of the village of Denholm is only 0.3 miles away and has a range of shops and pubs, along with a Post Office. The nearby towns of Hawick, Jedburgh and Melrose are active Borders towns which provide an excellent range of facilities, including professional services and a good selection of shops and supermarkets. There is a primary school in Denholm, and high schools in both Hawick and Jedburgh. Private schooling is also available at St Mary's in Melrose which is just over 16 miles away.

The area is renowned for its outdoor activities. The River Tweed is the most prolific salmon river in Scotland and there are leisure facilities in Jedburgh and Hawick as well as a number of local golf courses.

There is a frequent bus service to both Hawick and Jedburgh from the village. Access to Edinburgh is by either the A68 or the A7, both of which connect with the A698 through the village. The Borders Railway at Tweedbank has a regular train service to the capital, making access for the commuter excellent. Both Edinburgh and Newcastle have airports, with a wide range of domestic and international flights, while Berwick-on-Tweed and Carlisle have mainline railway stations with direct services to London.

Deansyde is an attractive home built of brick under a slated roof and was completed in 1907. The house sits in an elevated plot with the main rooms all situated along the south side of the house overlooking the surrounding fields and garden. The house is L shaped and has the entrance hall and vestibule situated centrally from where there is a cloakroom with WC and a part glazed door into the main reception hallway.

The kitchen / family room is a superb space and was a more recent addition to the house. The kitchen has full height glazed sliding doors out to the garden and a generous skylight making it a bright and airy space. There is a large island with breakfast bar and a range of floor mounted units with both granite and Silestone worktops. Appliances include an AGA, electric hob and electric oven. Open plan, and up a few steps, is the sitting room which has a wood burning stove that provides warmth in the winter months. On the southeast corner of the building is a flexible room currently utilised as a study, but which could also be a second, more formal sitting room. It has an open fire, bay window and links with the back hallway. Beyond is another versatile space with a utility room, laundry room and back door beyond.

The first floor can be accessed by two separate staircases with the main one rising from the hallway. There are three bedrooms along the south side of the house which have wonderful countryside views. There is a large family bathroom with a shower as well as a WC located off the main landing. There is also a fourth bedroom on the first floor which has an en suite shower room that has dual access from the main landing. There are a further four rooms on the second floor which could be bedroom accommodation if required or could be used for a variety of purposes from a home office / play room to gym or cinema room.

The driveway approaches the house from the west and leads up to a generous area for parking. Here there are a range outbuildings which include a wood shed, triple garage and two bay car port. In addition there is a small paddock with two bay stable halfway down the driveway.

The lawn wraps around the house on two sides and there is a terrace which extends out to the south and west of the house which can be accessed from the kitchen. The gardens are bound by open farmland and rolling hills providing wonderful views in all directions. They are completed by an orchard and veg patch on the east side of the house and throughout the entire garden is a wide range of trees, shrubs and colourful flowering plants.
