10 Cupar Road is situated in an elevated position in the middle of the village of Newport-on-Tay. The village is popular with commuters to Dundee and has a range of shops for all the everyday necessities such as the butcher, bakery, green grocer, supermarket, deli, hairdresser and library as well as, cafés, restaurants, a primary school and a sports centre.

Wormit Boating Club is based at nearby Woodhaven Bay. The Royal Tay Yacht Club provides further sailing opportunities at Broughty Ferry, on the Dundee side of the Tay.
The railway stations at Dundee and Leuchars are both on the main Aberdeen to London line and provide a fast link to Edinburgh. Direct flights to London City are available from Dundee. Edinburgh Airport, with its wide range of domestic and international services, is about 50 miles away.
10 Cupar Road, also known as " Lovaine Villa ", is a magnificent period detached house, dating from approximately 1869. It was originally constructed to accommodate the village doctor, and for many years the house doubled as both medical practice and doctor's residence.
