This exclusive 12th century country villa is situated in the rolling hills of Cerbaia on 100 acres of Tuscan countryside. The estate, nestled in the protected forest of the 'Montagnola Senese' is a perfect, tranquil setting for a family home, a perfect setting for weddings and special events. Just 13 km from splendid, medieval Siena, the villa is in an ideal location, enjoying Tuscany's charming cities, villages, and landscape as neighbours.
The current owner used the villa initially as his private home. With love for details and the history of the historic building, he kept the original character of the place in impeccable shape. It has since been used as a rental vacation villa.
The buildings were completely restructured and restored from 2000-2009 (including restoration of the roof) using local stone for the exterior/walls and respecting the original 12th and 13th century accents and finishes.
The villa is composed of four buildings featuring six 'apartments', each with independent access. The detached units are all self- sufficient with small kitchens and independent heating. The rooms in the main building flow together as in a private home, despite the possibility of being partitioned in two. The large living room measures 90 m2 and, from the second floor, offers lovely views. Adjacent to the large professional kitchen, there is an indoor dining room and a charming, covered, outdoor dining area. The villa has an authentic wine cellar. The total space amounts to 1100 m2.
Exposed wood beam ceilings and terracotta floors are featured throughout the different rooms. The bathrooms are done in stone and tile. Many of the original architectural features have been carefully restored in 2003 during three years. There are three fireplaces inside, and a terrace in terracotta (150 m2) with built-in grill. The original 12th century outdoor wood-fire oven with adjacent marble surface is being used to this day mostly for bread baking and for pizza. Two old wells, one in the central courtyard as well as next to the balcony, are remarkable visual highlights.
The extensive and generous surroundings, largely the unspoiled natural beauty of the precious and protected 'Montagnola Senese', make for an exceptionally peaceful and serene home retreat. This immersion in untouched nature is a true rarity in Italy, typically a patchwork of cultivation. Native plants, including herbs, roses, and fruit, nuts and olive trees grow both wild and in cultivated beds, alongside a fertile, organic vegetable garden.
Stone paths wind over the property. Two massive stone stairways lead up from the large parking area and stone walls line the border with the road. There are three cabins on the property used for garden storage.
There is an option of buying the Villa furnished. Details to be discussed.
The property includes 44 ha land of which 42 ha original forest and 2 ha for the estate. Consisting of 4 buildings. Although there is no swimming pool but one can ask for permission to build one. Heating source is a pellet furnace and there is propane for cooking, water is connected to the mains and there are cisterns which collect water for irrigation.
