This exclusive 12th century country villa is situated in the rolling hills of Cerbaia on 100 acres of Tuscan countryside. Many of the original architectural features have been carefully restored in 2003 during three years. There are three fireplaces inside, and a terrace in terracotta (150 m2) with built-in grill. The original 12th century outdoor wood-fire oven with adjacent marble surface is being used to this day mostly for bread baking and for pizza. Two old wells, one in the central courtyard as well as next to the balcony, are remarkable visual highlights.

The extensive and generous surroundings, largely the unspoiled natural beauty of the precious and protected 'Montagnola Senese', make for an exceptionally peaceful and serene home retreat. This immersion in untouched nature is a true rarity in Italy, typically a patchwork of cultivation. Native plants, including herbs, roses, and fruit, nuts and olive trees grow both wild and in cultivated beds, alongside a fertile, organic vegetable garden.
Stone paths wind over the property. Two massive stone stairways lead up from the large parking area and stone walls line the border with the road. There are three cabins on the property used for garden storage.

The property includes 44 ha land of which 42 ha original forest and 2 ha for the estate. Consisting of 4 buildings. Although there is no swimming pool but one can ask for permission to build one. Heating source is a pellet furnace and there is propane for cooking, water is connected to the mains and there are cisterns which collect water for irrigation.
