The villa, whose renovation was completed in June 2019, is located in Montecatini Val di Cecina (Pi), in the Tuscan countryside between Lajatico and Volterra. The property is set within an estate of more than twenty hectares, six of which are planted with vines and fully fenced, as well as olive groves and woods. The house consists of two units. The one on the ground floor (about 200 sq. m.) has three double bedrooms, two bathrooms (one of which with hydro-massage shower and Turkish bath) and a toilette, a laundry room, an office, a spacious living area with fireplace, satellite TV, pool table (convertible into a dining table for 10-12 people) and kitchen. The other unit, on the first floor, has two junior suites of about 50 square meters each (one of the two is equipped with a kitchenette and a table for 4 people). Both bedrooms come with a fireplace, a private bathroom, and a small outdoor terrace with panoramic views. All rooms have independent air conditioning. The villa also has a park with a swimming pool (unheated) equipped with sunbeds and relaxation area, vegetable garden, barbecue and panoramic terrace on the roof of the wine cellar. A 5-a-side soccer field in natural grass has been completed this year as well as the installation of a volleyball/badminton court and an equipped playground area for children. In regard to the tourism business the owner applied for projects in pending approval: 1) extension/renovation of an annex to be converted into an additional 4 beds and a multipurpose room for events/ceremonies, spa etc to be at service of the villa; 2) tennis & padel courts; 3) photovoltaic plant with car charging station; 4) lake/pond. Regarding the farm and wine production in the next 4-5 years is planned to add about 4.5 hectares: - 1.5 hectares sirah; - 1.0 hectares Sangiovese; - 0.7 hectares cabernet franc; - 0.2 hectares petiti verdot; - 0.6 hectares merlot. In 2023 the farm will become organic.
