Kincaple House is accessed via a private driveway and is surrounded by magnificent mature trees. There is private schooling at St Leonards and The High School of Dundee is also within easy reach. The village of Strathkinness, is a mile from Kincaple and has a primary school and The Tavern pub. The Guardbridge Inn, also about 1 mile, has a restaurant and pub.

Access by rail, road and air is good. Leuchars railway station (2 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport is only 50 miles away.


The original Kincaple House was built for Alexander Meldrum and dates from 1879. It is an impressive and imposing mansion house, constructed of stone under a series of pitched slate roofs with a magnificent façade. In 1928, John Donald Mills, a renowned local architect, undertook the reconstruction of the original house and added the wings.   

The property has been subdivided into two houses and three further flats in the east (former servants) wing. The garden flat is situated on the lower ground floor of the south east wing and is accessed from a shared private driveway and surrounded by mature trees. Steps lead to the front door on the lower ground floor. There is a storage cupboard in the hall directly outside the flat's entrance.

The large living room has a gas fire, spotlights and a French door which opens out onto a patio which is owned by West Kincaple House. The owner of the Garden Flat has a right of access for maintenance only.

The garden is shared with two other flats and comprises a lawn flanked by the drive and hedge.


From Cupar take the A91 towards St Andrews. After Guardbridge take the turning on the right signposted to Strathkinness and take the first left to Kincaple village. The drive to the Kincaple Estate will be seen on the right hand side after about 400 yards.    From St Andrews take the A91 towards Cupar. After about 2.5 miles turn left to Kincaple village. The drive to the Kincaple Estate is about half a mile along on the left.    On entering the estate, take the left fork, and then turn immediately right to the drive, which leads to a mono block parking area.
