4 Bruces Wynd is situated up a lane in the heart of the popular East Neuk fishing village of Pittenweem. The property is within close proximity to the village's excellent range of services including shops, pubs, restaurants and harbour front.

The East Neuk of Fife, running from St Andrews to Largo Bay, boasts a number of fishing villages built around traditional harbours, unspoilt sandy beaches and fertile farmland. Pittenweem has a number of local services including a doctor's surgery and a primary school along with independent shops such as a bakery and a pharmacy/newsagent.

The area also has a rich heritage in regional produce and there are a number of well-regarded restaurants including the award winning Craig Miller Seafood Restaurant in nearby St Monans and The Cellar in Anstruther, specialising in freshly caught seafood, while The Peat Inn, about 10 miles away, is considered to be one of the best restaurants in Scotland. A new arrival to the dining scene, The Dory Bistro, opened its doors this spring on East Shore by the harbour. There is also a vibrant arts and crafts community centred on the town and it is host to the Pittenweem Arts Festival to which artists and visitors travel from far and wide.    Secondary schooling is available at Waid Academy in Anstruther, a little over a mile away, where there is a Co-op supermarket, as well as further local facilities.

St Andrews (11 miles) is renowned worldwide as the 'Home of Golf'. The Old Course is a regular host to the Open Championship which was last held at St Andrews in July 2022. There are six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area including the Duke's Course, two courses at Fairmount, St Andrews Bay and Kingsbarns. St Andrews has a good range of shops and professional services and is well known for its university which is one of the oldest in Britain. Co-educational private schooling is available at St Leonards.

Access by rail, road and air is good. Cupar (16 miles) and Leuchars (17 miles) railway stations are on the main Aberdeen to London line and provide a fast link to Edinburgh and Dundee. There is a dual carriageway and motorway connection to Edinburgh and its airport (44 miles) from Glenrothes (17.5 miles). Dundee Airport (25 miles) has scheduled flights to London City.

All mileages are approximate.

4 Bruce's Wynd is a beautiful and spacious maisonette, arranged over two floors of a larger early Victorian house. Private access to both the ground and lower-ground levels comes via a lane off Pittenweem's historic Mid Shore. The current owners have recently restored and refurbished the property to a high standard.

The accommodation comprises:

Private terrace leading to the front door, which opens into a porch and hallway. To the left lies a sitting room with gas fire and exposed stone. Study with plentiful storage. To the rear, a substantial boot room and back door lead to outside yard, with store, and communal garden space. To the right is the principal bedroom with double aspect and partial sea views, and walk-in wardrobe. Further double bedroom. Bathroom with shower over bath, WC and sink. Large storage cupboard.

Stairs from the back hall lead down to a generous open-plan kitchen / dining room. The kitchen is bespoke and handcrafted in solid wood. There is a 1.5 ceramic sink, a dual fuel Range cooker, and a large walk-in pantry. Double doors lead into a family room / bedroom three with an ensuite shower room. For many years this room has played host to established artists during the Pittenweem Arts Festival.

From the dining room, French doors provide private access to the lower-ground outside area and Bruce's Wynd. Under-terrace storage. Large outside store, which has potential to become a sun-catching seating area.

With three entrances to 4 Bruce's Wynd there is also great potential to convert into two / three apartments, subject to the necessary planning permission and consent.

Approaching Pittenweem from the west on the A917, on entering Pittenweem turn right onto Abbey Wall Road and continue to follow this road onto Mid Shore. After 100 metres, the turning to the lane leading to 4 Bruces Wynd is on the right hand side.
