The subject of an extensive remodelling and renovation project only just completed in October, this six-bedroom country house has been carefully reimagined to create flowing, contemporary living spaces, characterised by large sections of glazing which frame the surrounding countryside. The house is set within 1.3 acres of private gardens, occupying an elevated position at the edge of Meeting Green, a village close to Newmarket and Bury St. Edmunds.

Prior to completing the project, the owners made the decision to relocate out of the area to be closer to family. Consequently, the new owners of Abbotts House will be the first to enjoy this exquisite home in its newly reimagined state.

The House

Nestled amongst landscaped gardens and mature trees, Abbotts House is set well back from a leafy country road which winds through the village. Automatic gates constructed from Iroko hardwood provide access to the sweeping driveway and the three entrances set on the east façade. The house stands beautifully centred within its lawns, enabling one to circle around it unhindered.

At the heart of the ground floor sits the bespoke kitchen, from which a series of living spaces unfold, reconfigured in a predominantly open plan. Finished in an understated palette of neutral tones, these spaces are thoughtfully conceived for both sociable entertaining and the daily routine of family life.

Expansive rooflights within the vaulted ceiling invite an exceptional quality of natural light into the plan; while a series of glazed French doors wrap around the west and southward aspects, offering enticing vignettes of the gardens outside.

The house adapts to the seasons with ease. The space can be fully opened to the terrace and gardens outside; while in the colder months, the heated limestone floor provides warmth underfoot.

The brand new Everhot range cooker takes centre stage in the kitchen, and is surrounded by long wooden countertops configured in a wide u-shape, providing abundant space for food preparation and cooking. Storage and appliances have been built into sleek lines of handmade joinery.

The formal drawing room can be closed off at both ends, offering a more intimate and cosy retreat. The wood burner inside the large fireplace provides a warm focal point. On the opposite side, the southern aspect is embellished with bespoke Lewis & Wood wallpaper and punctuated by a large bay window. On a clear day, sunlight filters into the room throughout the morning, providing a tranquil reading spot.

From the entrance hall, the adjoining study with its dual aspect views of the surrounding grounds, offers a peaceful location to focus and work. The room has been thoughtfully designed with a floating work desk spanning the length of one wall and integrated office storage on another; both expertly crafted by Baker & Baker.

A turning staircase ascends to the first floor, passing by a double height, feature window. The landing is awash in natural light, care of the skylights within the pitched roof. From here, the house flows left and right to the six bedrooms and three bathrooms, accessed via two arterial corridors.

Within the principle bedroom, a panoramic feature window stretches across the westward façade, cinematically framing the exceptional countryside views. The triple aspect room is complete with en suite, and consistent with all the bathrooms in the house, has been designed with meticulously chosen materials and elegant finishes.

The principle guest room also faces west, where glazed doors open to a Juliet balcony overlooking the terrace below and the far reaching vistas beyond.

Designed with energy efficiency in mind, upgraded insulation and glazing have been incorporated into the fabric of the house, improving the thermal envelope. The new heating system, currently configured for oil, is fully compatible with air and ground source heat pumps, future proofing the house for renewables.

The Grounds

Encircled by mature trees and manicured hedges, the landscaped gardens form an integral part of the experience of Abbotts House. The sweeping lawns are bordered by beds rich in herbaceous plants and perennials, which explode with colour in the warmer seasons.

The sociable ground floor spaces open onto a large, west-facing semicircular terrace, which catches the sun from the middle of the morning until sundown. From here, stone paths wind through the lawns to the tennis court, gated swimming pool and the parterre garden, overlooking the rolling fields beyond.
