Access to the property is excellent. From State Highway Route 10, proceed southeasterly on paved Forest Lake Road, the property can be found a short distance away on the east side of the road. Most property corners are flagged in orange and/or blue flags, helping outline the property bounds. Naramore Road, a Class VI town road, forms the property boundary on the east side and is passable with care and clearance. Interior access is enhanced by an old ‘cart road’ in good condition along with logging trails.

The property has over 2,400 feet of road frontage on Forest Lake Road. With the zoning regulations currently in place, power along the road and excellent soils and terrain, lot development is possible for low-density, single-family homes (upon Planning Board approval).

The interior of the property is a healthy forest of white pine, oak, hemlock, and mixed hardwoods along with several small wildlife friendly wetlands and open water. Forestland acreage is estimated to be about 201 acres, or 95% of the total. This is a productive forest site due to its soils and geology, terrain, and professional forest management. A recent estimate of timber volume and value indicates that the forest contains almost a million and a half board feet of sawtimber, mostly white pine, and has a standing value of near $ 300,000. Efforts have been made to retain and grow white oak, a much-desired species for deer food and high value timber production. The wetlands offer superb wildlife habitat, and the perennial brook provides another interesting and diverse attribute to the landscape. Soil productivity, management, and terrain all combine to afford many future options.

Special Note: Forest Lake Road is presently not accessible from the south via Rabbit Hollow Road as a heavy summer weather caused problems with a brook culvert. It is being repaired and the road will be back in service sometime in November.
