The principal building provides a footprint of about 2,750 sq ft, adjacent to which is a derelict steel and iron former hay and straw building.

The land, which extends to just over 80 acres, lies in three separate blocks as indicated in the land plan. The land has good access from unclassified public highways and in addition, the remains of a former railway line provides a useful hard standing access to the fields adjoining the river. There is a strip of native woodland which runs in a northerly direction from the former dairy buildings dividing the river marshes to the east and the higher grazing land to the west, from which there are views to Ugborough Torr to the north.
