Loudens Close is a lane off South Street adjacent to the iconic West Port Arch which delineates the original boundary of the historic town of St Andrews.
The house is well placed for the facilities that St Andrews offers including the University, shops, bars and restaurants. It is also within half a mile of the West Sands Beach and the 18th green of the Old Course.
St Andrews is renowned worldwide as the Home of Golf. There are now seven golf courses under the management of the St Andrews Links Trust, including the world famous Old Course which played host to the 150th Open Championship in 2022. There are many other golf courses nearby including The Duke's Course, two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie.
St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.
Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.
Description
1-2 Loudens Close originally comprised two stone built cottages which are painted white under a tiled roof. The properties were adapted for modern use with No 2 being used at various times as an art gallery, a youth club and for schooling children in road safety.
The cottages were converted into a single dwelling in the late 1930's by the St Andrews Preservation Trust. The magnificent, open plan reception room retains the ambience from when it was used as an art gallery. There is a mezzanine area above which is currently used as a study, but could be returned to its former use as a third bedroom if required (subject to local authority consents). Beneath this is a cosy sitting area with a fireplace.
The property was upgraded by the present owners in 2002 who re-roofed the house, installed a new kitchen and bathrooms and tiled the ground floor of no 1. They also added underfloor heating to this ground floor section of the house. The accommodation now comprises:

At the end of the lane, on the corner with the Lades Braes Walk, is a south facing walled garden. This is supplied with both power and water.
A full height door off the Lades Braes Walk gives access to the garden. There is a paved path up the side with the garden being arranged in three compartments. There is a kitchen garden with wooden shed to the front, a large lawn in the middle and a paved terrace / barbeque area to the rear with a wooden summer house.

Loudens Close is reached through a pend beside 148 South Street a short way along from the West Port Arch. Go through the pend and the low metal gate and front door to 1-2 Loudens Close are on the right hand side.
