Location
7 The Doocot comprises the south east corner of a courtyard development of seven homes at Feddinch. Feddinch is a small hamlet of around 20 houses built in the grounds of an old mansion in the hills above St Andrews. It is about 2.5 miles from the Westport in the centre of St Andrews with the hospital and Morrisons supermarket being on the near side of the town.
St Andrews is renowned worldwide as the Home of Golf. There are now seven golf courses under the management of the St Andrews Links Trust, including the world famous Old Course which played host to the 150th Open Championship in 2022. There are many other golf courses nearby including The Duke's Course, two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie. A new course has been planned at Feddinch but has not yet been completed.
St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.
Leuchars railway station (8 miles) is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.

7 The Doocot is a delightful stone cottage on the corner of a courtyard development built in 1994. The house has a south facing garden, a garage off the shared courtyard behind and a lovely outlook over open countryside in front.
Special features of the house include two arched cart house windows off the dining hall on the ground floor and a south facing kitchen with a door into the garden.
The house is approached by a path through the courtyard to the north. The front door gives access to the porch which has a glazed door into the house. There is a coat cupboard beside.
The L-shaped open plan living room is split level with a dining hall on the upper level and a step and balustrade dividing off the sitting room below. This has south-facing French windows opening into the garden and a gas, coal effect fire with a stone surround.
The kitchen also has a door into the garden. It has fitted floor and wall cupboards with tiled splashbacks, an electric cooker, double sink and built in cupboard.
Upstairs is a landing with store and cupboard off. There are three bedrooms, all of which are south-facing. The main shower room is fully tiled. There is a second shower room off the principal bedroom which also has built in wardrobes.
Garden:
In front of the house is a south facing garden with a stone wall around. There is a magnificent ash tree in the corner. The garden has a paved terrace, lawn, flower and rose beds and a stone sundial.
To the north of the house alongside the path to the front door is a further lawn with shrubs around.
Garage and Parking:
7 The Doocot owns the far garage in the block of two behind. There is also guest parking opposite with a dedicated space.
Directions
From the centre of St Andrews drive south on the A915, past the hospital and Morrisons supermarket. Feddinch is off the A915 on the right hand side after about 1.5 miles.
The private road leads through fields to a hamlet of about 20 houses. Fork left to reach Feddinch Steading. No 7 The Doocot is on the right hand side. There is guest parking opposite.
