Tregarrick Court, Duloe, Cornwall
Nestled in the picturesque valley of Duloe and surrounded by Cornwall’s lush countryside, Tregarrick Court is a rare and enchanting country residence. Originally part of the historic Tregarrick Mill, this stunning property dates to the late 1700s, with substantial renovations that have beautifully maintained its charm and character. The home was converted from a grain-drying barn, retaining many of its unique features such as original window slits, reclaimed doors, exposed beams, and slate flag flooring, all adding to the charm of this secluded sanctuary.
Set on approximately 7.4 acres of beautifully maintained grounds, Tregarrick Court includes expansive lawns, gardens, and bluebell woodland, providing breathtaking views over the unspoilt Cornish countryside. This remarkable property is a peaceful retreat offering a rare connection to nature with sounds of birdsong, wildlife sightings, and exceptional stargazing. The property also benefits from excellent natural shelter, with morning sunlight gracing the front and afternoon sunlight bathing the side and valley-facing elevations.
The main house offers approximately 2,560 sq ft of living space, perfectly proportioned for family living. Upon entering, an elegant reception hall with a slate flag floor and hardwood door with antique fixtures welcomes you into the home. The spacious sitting room features triple-aspect views and French doors opening to the gardens and a stone-paved patio, ideal for alfresco dining. The stylishly appointed kitchen, complete with polished granite surfaces, premium appliances, and a Belfast sink, leads to a charming conservatory with a wood burner, creating a warm and inviting space. The dining room, with its slate flooring and log burner, is perfect for cozy gatherings. Ground floor accommodation includes, a formal dining room, a bedroom, study, walk-in shower room, and utility room.
On the first floor, the master bedroom with en-suite boasts French doors leading to a small patio with valley views. Three additional bedrooms and a family bathroom complete the upstairs accommodation. Also on the grounds is the oak “Zen Den” garden building, an ideal space for yoga, work, or entertaining.
The property offers further potential with extensive planning permission for a two-bedroom cottage conversion of the barn, with its own boundary, road access, and stream. This allows for independent development, creating opportunities for a guest house or rental property.
The 2.4-acre bluebell woodland, with mature oaks and stream frontage connecting to the West Looe River, provides an enchanting natural environment. Beyond the woodland, the 5-acre paddock, currently rented on an informal basis, is ideal for horses or livestock, with perimeter fencing updates planned.
Three private patios offer perfect spots to enjoy “sundowners” and take in the panoramic views of the valley and surrounding countryside. Tregarrick Court provides not only a secluded, private setting but also convenient access to local amenities in the nearby village of Pelynt, which features a traditional 16th-century inn, butcher, village stores, and a highly rated primary school. Just a short drive from the coast, Tregarrick Court offers easy access to Cornwall’s finest beaches, the Southwest Coastal Path, and the scenic harbours of Polperro, Looe, and Fowey.
Owners Thoughts
“Driving down the lane and turning into this magical place with its sense of peace and positive energy which emanates from the ‘estate’ creates a wonderful homecoming. Everybody we know loves coming here!
Despite being in a secluded, private and peaceful setting, we are only 5 minutes away from the village with a surprising number of excellent facilities, which include a good motor garage, 16th century pub, family butcher, two well stocked mini supermarkets with local and natural produce, church and doctors’ surgery with its own pharmacy.
We regularly experience some wonderful emotions living here. Lying in bed with a morning tea, the patio doors wide open gazing at the sheep grazing in the field, listening to the birds. Walking in the woods being enveloped by nature listening to the babbling stream and in winter sitting in the conservatory being snug and cozy with the log burner glowing, seeing the wind and rain pass down the valley.
Playing croquet and other ball games on the lawns with family and friends and having the space for garden parties with live music in the knowledge that you are disturbing no one.
We have felt honored custodians of this wonderful place and hope it gives those who follow as much pleasure as it has given us.”
This rare and treasured property offers an incredible opportunity for anyone seeking a home that combines history, character, and a deep connection to nature. Whether you envision it as a peaceful family residence, a countryside retreat, or a lifestyle opportunity, Tregarrick Court is a true gem awaiting its next custodian.
