Description
Neither Rumgally sits in a peaceful, rural setting in the Fife countryside, less than three miles from Cupar. The house was built in 1996, in what was once a walled garden set in the stunning mature policy grounds of Rumgally House, a C Listed Scots Baronial house. Nether Rumgally sits to the north of Rumgally House with great privacy and has its own garden grounds and paddock, extending to about 4.17 acres in all.
The house was thoughtfully designed to have spacious accommodation, with a number of ground floor reception rooms overlooking the spectacular gardens, with doors leading outside. This sale presents an appealing opportunity to modernise the living space throughout. The kitchen sits in the heart of the house, with doors leading into the dining room, garden room, conservatory and utility room. The garden room doubles up as a lovely summer dining room and has a second door connecting into the formal dining room. Two openings from here lead into the sitting room which has triple aspect windows overlooking the gardens and towards the doocot, sliding patio doors leading out, and a log burning stove. A library, and study which could be a fifth bedroom, a shower room, and the utility room also sit off the entrance hall. The utility is plumbed for laundry appliances and has a clothes pulley. Doors from here lead into a further shower room, and the integral double garage. A separate corridor off the hall leads to a bedroom with fitted wardrobes, an en suite shower room, and a morning room beyond which has store cupboards, a sink and fridge.
The staircase to the first floor accommodation leads up from the entrance hall. On this level there are three further double bedrooms, one of which is double length and could be used as a studio / playroom, or divided into two separate rooms. There is also a family bathroom.
Gardens and grounds
The gardens and grounds at Nether Rumgally are truly spectacular, and extend to about 4.17 acres. The principal garden lies to the rear of the house and is largely laid to lawn and enclosed by a partially curved brick wall which is thought to date back to the 1930s. The wall connects to the attractive, B Listed doocot with pantile roof, dating back to the early 18th century. A greenhouse and a sizeable kitchen garden sit within the main garden, the latter enclosed by a short brick wall. Beyond the inner garden wall is an outer garden, flanked by trees to provide shelter and a break to the fields beyond.
To the front of the house is the paddock, which is accessed by a wooden gate. This is enclosed by mature trees which run along the north, south, and eastern boundaries and provide it with excellent shelter. The drive to Nether Rumgally sweeps past the north side of the paddock, and around to the parking area to the side of the house. There is an integrated double garage, and a further double car port.
