Bridge of Allan is a beautiful and historic spa town with a thriving centre offering a good range of shops, cafés and restaurants. Fairview International School is about 1.5 miles from the house and is a highly regarded co-educational independent school for children of all ages. Bridge of Allan has numerous sporting facilities including a golf course and tennis club and this property also benefits from its proximity to Stirling University, which has beautiful grounds and many sporting facilities open to the public, including a near Olympic size swimming pool and indoor and outdoor tennis courts. The library is also open to the public and the Macrobert Arts Centre provides a wide range of live performances and includes a film theatre that screens both mainstream and arthouse films. There are also a number of local primary and secondary state schools nearby. Private schools in the area include Dollar Academy, Strathallan, Morrison's Academy, Glenalmond and Kilgraston. There is a bus service to Dollar.
Stirling, about 4 miles to the south, is the major town of central Scotland. Stirling Castle and the Wallace Monument rise high above the town and are testament to its historic past. Today the town provides a full range of shops and services including several superstores and a Waitrose supermarket.
Bridge of Allan is well placed for both road and rail connections to all the major towns of central Scotland. The connection between the M9 (south) and A9 (north) is only two miles to the northwest, giving quick access to Edinburgh (37 miles), Glasgow (31 miles) and Perth (29 miles). Both Edinburgh and Glasgow airports are within easy reach and Bridge of Allan has a railway station with commuter services to both cities.
The Loch Lomond and The Trossachs National Park lies just to the west with its wealth of outdoor activities including climbing, hill walking, mountain biking, water sports and other outdoor pursuits. There are also beautiful walks in the countryside surrounding Bridge of Allan. The internationally renowned Gleneagles Hotel with its leisure club and golf courses is only 17 miles away.

Description
Mount Iver is an extremely attractive Victorian family home situated in a beautiful elevated position in the desirable area of Upper Bridge of Allan. The house was originally built in about 1857, and it has been sympathetically modernised by the current owners. The slate roof has been fully replaced and a new boiler and radiators installed. Mount Iver sits in stunning, mature gardens and grounds which extend to about 0.7 acres, and the house also has superb views towards the Allan Glen.
The front door opens up into the main entrance hall, off which are the west facing drawing room, and dining room, both with lovely proportions. The drawing room has a large bay window with working shutters overlooking the front garden, a traditional press, ornate ceiling plasterwork, and an open fireplace. The dining room also has large windows providing stunning views over the Allan Glen, ornate cornicing, and a log burning stove. The kitchen / breakfast room is also entered from the main hall. The kitchen was replaced by the current owners and has granite work surfaces, and a range of Miele appliances including two ovens, one with an integrated microwave and induction hob, as well as a Quooker hot tap. The breakfast area overlooks the rear courtyard, with patio doors leading out. A rear corridor from the kitchen leads to the sitting room, and shower room. A staircase here leads up to the original maid's quarters which now provides a home office and generous store cupboard. The utility room sits across the courtyard and has a sink, washing machine, tumble dryer and cupboard housing the boiler.
The first floor landing is approached by a staircase leading up from the main entrance hall. The principal bedroom has stunning westerly views over the front garden with the Allan Glen beyond thanks to large windows with working shutters. The bedroom has a traditional press and its own en suite shower room which also has a door onto the landing. There are two further double bedrooms, and the fourth single bedroom is currently used as a study. The family bathroom also sits off the landing and has a bath with overhead shower. A separate staircase from the landing leads up to two attic rooms above. Whilst they have restricted headroom, they both have dormer windows and are currently used as a bedroom and a den (but this could be a further attic bedroom). Good storage cupboards sit off the corridor connecting them.
The driveway sweeps through the mature front garden, and up to a parking area to the side of the house. Beyond this is a workshop. The enchanting principal gardens are situated to the west and south of the house and include well stocked borders and flowerbeds with mature trees and shrubs which include a variety of rhododendrons, acers and redwoods amongst others. The south facing garden is principally laid to lawn and terraced on three levels. A south-facing flagstone terrace offers a lovely spot for barbecues and outdoor dining while taking in the stunning views over the gardens. A further circular patio area is situated to the rear of the house in the courtyard outside the kitchen. Here there is a workshop, garden store and access to the utility room. From the courtyard, a small path leads past the back of the house to the north side of the house.
Directions
From Edinburgh or Glasgow take the M9 past Stirling to junction 11, the roundabout at the end of the motorway. Take the fourth exit, to Bridge of Allan (A9). On entering the town, after the bridge, turn left into Blairforkie Drive. Then turn right into Ferniebank Brae, left into Glen Road and then bear right into Pendreich Road. Bear left at the fork into Upper Glen Road and the wooden gates to Mount Iver are the first on the right hand side.
