Restored 3 bedroom main house with 3 bedroom annex, walking distance to Montone, this unique property with swimming pool is totally private and boasts spectacular, far reaching, views of the Carpine valley. The property is located on a hill very close to Montone and is reached by a well-maintained white road which is partially tarmacked and maintained by the Montone municipality. Montone itself is a lively village with lots of good restaurants and cafes which the current owners enjoy walking to. The closest town, Umbertide, is approx. 9 km and has all amenities.
The property has a very impressive position which is immediately appreciated on entering the driveway where you look over the property to the breath-taking views beyond. There is an ample car parking area discreetly positioned behind the two buildings.
The principal building has a grand entrance hall, located in the centre of the house. Here there is a guest powder room with w.c. and a cupboard for storing coats. To one side of the entrance hall the large living room with fireplace is located. The sitting room leads into the newly constructed library which has spectacular far reaching views. Bi-fold doors lead out onto the small private terrace with an amazing view of Rocca di Aires. There is also a laundry room located discreetly to the side of the library.
To the other side of the entrance hall there is a wonderful kitchen with a mezzanine level currently used as an office space. The kitchen also has French doors which lead out onto the garden. A further few steps lead down from the kitchen into a double height dining room with four huge windows all allowing you to appreciate the full splendour of the views. In summer the owners can open these windows to create a magnificent indoor/outdoor area and in the winter they use this beautiful dining space, which is flooded with light, from which they can admire the spectacular surrounding scenery. Beyond the dining room and reached via the huge windows and doors, there is a brick terrace for complete al fresco dining. Close to the kitchen there is a wonderful pizza oven as well.
Upstairs there are three bedrooms which are accessed off the centrally located landing, which is reached from the staircase in the entrance hall below as well as from outside via the stone staircase. To one side there is a door which opens into a private guest area with two bedrooms and a bathroom. Across the landing there is the master suite with en-suite bathroom and a huge terrace, again with magnificent views.
A few paces from the main house, there is the spacious guest house which overlooks the swimming pool and also has wonderful views. The guest house can be accessed from the ground floor which is a useful space, currently housing a bathroom and adjacent changing room, a large living area with table tennis table and library area with seating for relaxing and reading - a perfect indoor games space. This floor also houses a large utility/laundry room, two large storage rooms for all the equipment for the house and pool plus a small boiler/pool room.
Stairs lead up to the first floor which is also at ground level due to the terrain. Here there is an open plan area. A bright sitting room with access through two sets of French doors, to a large terrace overlooking the pool below. This arrangement allows the living area to join the terrace as one big party space for hot summer evenings. The modern and beautifully equipped kitchen allows indoor dining for 6/8 plus a large breakfast bar. Three large French doors from the kitchen connect to the front terrace and to a delightful covered al fresco dining area with yet more amazing views. There is a permanent barbeque close to the alfresco dining area. Everything is very well organised and located to make this an extremely comfortable annex which lends itself effortlessly to enjoying the views and sunshine.
The three bedrooms within the guest house are found off of the living area and in the more shaded part of the house, so they remain cool in the summer months. Again, two bedrooms share a bathroom and there is a master suite with en-suite bathroom. Two bedrooms have fitted wardrobes. There are fly screens on the windows of all the bedrooms.
Both buildings are fully restored, have double glazing and enjoy gas central heating throughout. They are also both fully alarmed and there are surveillance cameras in place.
The swimming pool is 6 x 12m and has a chlorine system.
Approximately 50 hectares of land surround the two houses and some of this land (circa 2 hectares) has been transformed into beautiful grounds that are irrigated where necessary. The remainder, consisting mainly of woodland, requires absolutely no maintenance and acts as a haven for wildlife. There are approximately 120 olive trees which are currently tended to by the gardener who also manages the annual harvest. In return the current owners receive a share of the olive oil which is ample for themselves as well as friends and family. There is also a viewing area just a short walk from the houses that enjoys breath-taking views of the medieval village of Montone in one direction and the beautiful Rocca di Aires in the other. A wonderful spot for artists.
The irrigation for the garden is sourced from the well and there is a further well on the property which could be connected. The houses both have mains water and gas is stored in a tank for the central heating, cooking and hot water. There are large underground storage tanks.
