St Abbs is a picturesque fishing village with a working harbour and traditional fishermen's cottages. The village is located on a spectacular stretch of the Berwickshire coastline, with a pretty harbour at its centre. The coastal waters are renowned with divers for their diversity of marine life and scenery. There are coffee shops as well as a post office which provides day to day essentials.
The area is rich in history and offers a variety of both coastal and country pursuits. St Abb's Head National Nature Reserve has an abundant variety of wildlife and is a haven for birdwatchers. The area is renowned for its glorious walking routes, with the end of the Southern Upland Way at nearby Cockburnspath. Golf courses are found locally at Berwick-upon-Tweed and Eyemouth and all the famous East Lothian courses are within easy reach. Coldingham Bay is a short walk away via the coastal path and is popular with surfers. The bay boasts a surf school and is a great spot for wild swimming.
Primary schooling is available in nearby Coldingham with secondary education at Eyemouth High School. The A1 provides excellent access to both Edinburgh and the south. There is a mainline railway station at Berwick-upon-Tweed with fast services to London and the newly opened Reston Station on the main east coast line provides regular services north to Edinburgh and south. There are airports at Edinburgh (50 miles) and Newcastle (77 miles).
Description
The Beacon sits in a wonderful position on the edge of St Abbs with far reaching views down the Berwickshire coast. The house dates from 1908 and is stone built under a pitched slate roof. The main entrance to the property is on the south side of the house but the every day access is to the rear, by the driveway. The back hallway gives access to the main part of the house, passing a utility room which houses the boiler and a sink and has space for a washing machine and tumble dryer.
Set off the front vestibule is an inner hall with staircase to the first floor and two reception rooms. The more formal sitting room has a bay window taking in the wonderful views as well as a fireplace. Opposite is another cosy sitting room, also with southerly views. The kitchen is fitted with a range of base and wall mounted units and a cooker with hob and double oven/grill. The kitchen is adjacent to the dining room which overlooks the back garden. The ground floor accommodation is completed by a ground floor bedroom.
On the first floor there are four generous double bedrooms and a single bedroom. The three south facing bedrooms all have wonderful coastal views. Set off the landing is bathroom with bath, WC and wash hand basin as well as a separate WC. Presently one of the bedrooms is accessed from a separate stair which can be accessed from an external door and from the ground floor bedroom. With appropriate council consents / building warrants the northeast bedroom may be accessible from the main landing.
The property grounds are accessed from Murrayfield. Two gates open onto the driveway at the back of the house where there is parking for several vehicles. There is garden space to the sides and front of the property where the wonderful views can be appreciated.
