THE FOLLOWING TERMS AND CONDITIONS MUST BE AN INTEGRAL PART OF ANY RENTAL AGREEMENT

1. The TENANT will provide a credit report and proof of income to the satisfaction of the Landlord.

2. The TENANT will subscribe to a $2,000,000 liability insurance policy throughout the occupancy and provide proof of it.

3. A security deposit equivalent to one (1) month will be given as a down payment. This deposit will be refunded by the LANDLORD to the TENANT at the end of the lease if no damage has been observed to the property (including furniture and appliances). If, during the inspection of the premises, by both parties, one (1) month before the end of the lease, any damages are found other than normal wear and tear, the costs will be covered by the deposit, and the difference, if any, will be returned to the TENANT with the repair invoice.

4. No subletting, AirBnB is prohibited, no lease transfer allowed.

5. The consumption and cultivation of cannabis in common or private areas is prohibited.

6. Non-Smoker, including vaping.

7. No pets without written authorization from the LANDLORD.

8. The TENANT will return the property in the same level of cleanliness (except for normal wear and tear) as when first rented. It is the TENANT's responsibility to keep all filters clean (air exchanger, A/C unit, range hood, dryer, etc.).

9. The TENANT will be required to pay for non-compliance with the regulations, the condominium declaration, and any other costs incurred by the loss of keys/remotes/chips or anny caused damage.

10. The TENANT is responsible for the moving fees required and payable to the condominium association.

11. All kitchen appliances must be returned in the same condition at the end of the lease, except for normal wear and tear and unit must be cleaned.

12. If the lease is not renewed at the end of the term, the TENANT MUST allow ALL requests for visits from any new potential tenants, for which 24 hours' notice will be given.
