Location
The village of North Cerney, with its popular pink pub, The Bathurst Arms, has a significant position on the Cheltenham Road approximately 4.5 miles from Cirencester. The Roman town is often referred to as the Capital of the Cotswolds and, being at the intersection of the Fosse Way and Ermin Way, it is extremely accessible.
More extensive shopping, leisure and educational facilities can be found in Cheltenham and Oxford, including Cheltenham College and Cheltenham Ladies, Wycliffe and Rendcomb, the latter about two miles north. There are further good schooling options locally in both the state and private sector, including Deer Park and Kingshill secondary schools in Cirencester and Hatherop Castle, Beaudesert and Westonbirt.
A good range of sporting opportunities in the area include various golf courses, racing at Cheltenham, sailing and watersports within the Cotswold Water Park, polo at Westonbirt and Cirencester Park and a number of high-profile equestrian events including Badminton Horse Trials.
Communications are first class with a direct service from Kemble (approximately 8.5 miles) to London Paddington taking approximately 75 minutes. Both the M4 and M5 are easily accessible via the A417/A419 dual carriageways.
Description
With a sought-after position within the village of North Cerney, a short distance from the village pub and primary school, this detached stone-built house provides the ideal opportunity for development. The property is in the middle of a renovation and has been gutted throughout, giving the new owner a fantastic prospect to create their home to suit their wishes. The accommodation is spacious and arranged over three floors, including an inviting hallway, a proposed kitchen at the front of the house, a sitting room to the rear, a lobby area and a lean-to conservatory and boot room with access to the rear garden. On the first floor there are three good-size bedrooms and a family bathroom (in need of renovation), with a further 26ft room on the top floor with eaves storage. The upper floor rooms have lovely wooden floors and far-reaching views across the surrounding countryside.
Chapel Farm is tucked away within the heart of the village, behind the former Methodist chapel. There is a large parking area to the front with space for several cars. There are a number of traditional stone outbuildings and useful stores. Once repaired they can fulfil a number of requirements. The garden, which would benefit from landscaping, wraps around the side of the house to the rear where there is a small patio backing onto fields used for grazing, which provide a picturesque outlook.
