The originally detached house at the end of a cul-de-sac is located in the immediate vicinity of the green Lentpark and the Rhine. It was considered one of the early Bauhaus constructions in Cologne.
The property was completely rebuilt in 2003 and integrated into the existing development as a corner house. Due to the beautifully ingrown plot and the immediate proximity to the park and the Rhine, it offers a unique quality of living and privacy that is rarely found in such a central location in Cologne.
The property was built as a 2-party house with a separate staircase and a full basement, so that the possible uses are very flexible due to the up to 5 bedrooms (living room on the first floor can be divided into 2 bedrooms) and the bathrooms on each floor:
- Own use by one family, with 323m² of living space and the entire 154m² of usable space in the basement at their disposal
- Own use of the large residential unit on the ground floor/ground floor with approx. 247m² living space and 154m² net living space and rental of the residential unit on the top floor with approx. 78m² (access via separate staircase).
The construction is very solid. The high ceilings and large windows give the rooms an airy and inviting feel. The quality of the materials used is high, be it the oak floorboards, the natural stone in the bathrooms, the large 180° fireplace with glass window, the solid windows or the customised fitted kitchen with cooking island.
