Location
The Old Manse is situated in the popular coastal village of St Cyrus, just to the north of Montrose, in Kincardineshire. The village is set above a dramatic cliff with the coastline and renowned sandy beach, which is a nature reserve, below. As well as St Cyrus, other popular local beaches are found at Lunan Bay and Montrose. Away from the coast the range of outdoor pursuits is impressive. Fishing can be taken on the nearby North and South Esks, while golf courses are found at Montrose, Stonehaven and Edzell, together with the championship course at Carnoustie. Sea fishing is available from Johnshaven. The house is close to the county boundary of Kincardineshire (or Aberdeenshire) and Angus, so enjoys all that both counties have to offer. While it is located in the former, its postal address is the latter. St Cyrus has a primary school and a village shop / post office, together with a hotel, village hall and play park with tennis court, bowling green and football pitch. A wide range of shopping, business and leisure facilities can be found in Montrose, including a cinema. Mearns Academy in Laurencekirk provides secondary schooling. Lathallan School at Johnshaven (4.5 miles) is a well known local private school. The High School of Dundee and the private schools in Aberdeen are also easily accessible by train from Montrose. Montrose is an historic port, with its tidal basin being a renowned wildlife habitat and nature reserve. The A92 coast road runs from Stonehaven to Dundee via Montrose and Arbroath, while inland the A90 dual carriageway runs north from Dundee to Aberdeen. Journey times to Aberdeen and its airport are much reduced by the Western Peripheral Route. Aberdeen and Dundee provide all the services expected of major cities, and Dundee has renowned facilities including the V&A museum. Montrose and Laurencekirk are served by the East Coast railway line with regular services to Aberdeen and the south, including a sleeper service and fast trains to London. Aberdeen Airport has a range of domestic and international services. Edinburgh Airport is also easily reached, and there are flights from Dundee to Heathrow.
Description
The Old Manse is a most attractive house, dating from the late 1840s when it was built as a manse for the St Cyrus Free Church of Scotland. As a former manse it an imposing stone-built house with a slate roof, which while retaining much of its original character, now offers modernised and spacious family accommodation. It sits within its own attractive grounds, with a garden running down to a small burn, with a wooded bank above providing privacy, together with further ground running alongside the burn, which forms a lovely natural area. Despite its leafy and secluded setting, the house is only minutes walk from the centre of the village and the fabulous local beach. There are cornices in the hallway, reception rooms and bedrooms, along with picture rails and window shutters in the reception rooms and first floor bedrooms. A new outside Warmflow boiler was installed in 2016, the lean to conservatory was re-roofed in 2022, and a replacement oil tank installed in 2024.
From Manse Lane gates open to gravelled parking and turning, which continues past the back of the house, and a garage to the side, and on to the front. A wooden front door opens to an entrance vestibule with a tiled floor and inner doors to the hallway, again with a tiled floor, together with a fine hanging staircase to the first floor, and a shelved cupboard. The well portioned and double aspect drawing room has two centre roses, recessed shelves and a warming wood burning stove with a wooden mantel. Opposite is a sitting room, again with a centre rose and wood burning stove with wooden mantel, along with a wooden floor. Behind is a useful downstairs bathroom, part timber-lined with a tiled floor, along with a freestanding bath with shower, circular wash basin and WC. The well appointed kitchen has wooden units with a two ring Gionien hob, plumbing for a dishwasher, double sink, shelved cupboard, two oven AGA and a further cupboard housing an Indesit oven/grill. There is an LG fridge/freezer with water and ice dispenser, a tiled floor, ample space for informal dining, and a clothes pulley. Off the kitchen is a lean to conservatory with a tiled floor, which is ideal for afternoon and evening sun, while the utility room has fitted units with sink, Zanussi washing machine and a back door.
Off the first floor landing are three generous bedrooms. Bedrooms one and two have a fireplace, with bedroom two also having a shelved press. There is a shower room with a shower cubicle, wash basin with vanity unit, WC and window shutters. The principal bedroom has a built in wardrobe and a dressing room/child's bedroom. The hanging staircase continues up to the second floor where there are two further bedrooms, each with a fireplace and dormer window, with bedroom five also having a shelved cupboard. There is an office and a store with hanging rail.
There is an attached store and a steel-framed garage with box profile roof and cladding, a roller door and a wood store. On the other side of the house is a wooden garden store along with a small pond and gravelled seating areas. The front garden is mainly to lawn which runs down to the burn, above which is the bank of mature trees. A path leads on to a further area, alongside the burn, which is a haven for wildlife.
Directions
If coming from the north and Stonehaven take the A92 south, through Inverbervie, to St Cyrus. If coming from the south take the A92 from Montrose to St Cyrus. Alternatively from the A90 (Dundee to Aberdeen dual carriageway) take the B9120 at Laurencekirk, signposted to St Cyrus, and proceed over the Hill of Garvock and turn right at the coast road (A92) to St Cyrus. In St Cyrus, opposite the church, turn onto Ecclesgreig Road and then take the first right onto Manse Lane. The gates into The Old Manse will be seen straight ahead.
