Description
Mount Devon House is a handsome traditional family home of classic Georgian design which dates back to the early 19th century. The house is Category B Listed, and is designed in a style akin to several other properties in the local area by renowned architect William Henry Playfair which include Dollar Academy and other houses in the town. The house retains an abundance of traditional character throughout and has a stunning stone pillared entrance, a key characteristic of Playfair’s recognisable designs. Thanks to its elevated position, the property has spectacular south-facing views over countryside beyond, through which the River Devon flows.
The house sits within over half an acre of mature, terraced gardens which create the feeling of a private country house, despite its conveniently accessible edge of town location. A useful footpath directly to the north of the house links onto Back Road which then continues on to Dollar Academy, providing a lovely walk to the school gates.
Stone steps lead up to the attractive stone pillared porch. The ground floor reception rooms all sit off the central entrance hall, as does the beautiful curved stone staircase leading up to the first floor landing. The south-facing drawing room has views over the front garden and working window shutters, a characterful feature present in many of the rooms. The other end of the room is bow ended with two curved cupboards set within. It also features ornate ceiling plasterwork and a gas fire. The sitting room sits across the hall and also has a gas fire, south facing views and a door into the kitchen. Likewise, the dining room sits off the entrance hall and has a door directly into the kitchen. The kitchen / breakfast area is fitted with integrated appliances including an AEG induction hob, Neff double oven, Bosch dishwasher, and Quooker boiling tap. The breakfast area allows for lovely views over the front garden, and a door into the utility room sits to the side. The utility room is conveniently located, and plumbed for laundry appliances. A rear hall from the kitchen leads to the garden / boot room, off which there is a shower room and a spacious store cupboard. The garden / boot room was once a garage, and still has a functioning garage door onto the rear courtyard. There is a wine store off, as well as a nook housing the gas boiler.
The ground floor bedroom suite has its own main door to the west of the house, but also an internal door from the drawing room. It was added by the current owners in 2008 and has fitted wardrobes, and an en suite wet room with bath, shower and electric underfloor heating. Three further double bedrooms sit off the first floor landing, from which the elevated southerly views are spectacular. All three bedrooms have integrated cupboards and working window shutters. The family bathroom has a bath with shower attachment, and a separate shower cubicle. A corridor off the landing leads to the apartment, allowing it to be easily incorporated into the main house’s accommodation if required.
SELF-CONTAINED APARTMENT
The apartment can either be accessed externally by a path which leads up to the bridge to the rear of the property, or via an internal corridor which connects to the main house’s first floor landing. This excellent flexibility allows for it to be used as a self-contained living space for family and guests; an income generating rental business (subject to the required licensing); or simply as additional accommodation for the main house’s benefit. The apartment has well-appointed accommodation which includes a kitchen, sitting room, bedroom and shower room. The kitchen and shower room were both upgraded in 2023.
GARDENS
The gardens and grounds at Mount Devon House extend to about 0.6 acres in all. The principal south-facing garden has three lawned tiers with stone steps passing through the middle and a paved path along the east side. It is enclosed by stone walls on all three aspects, and has beautifully stocked borders. A patio sits in the lower tier of the garden and is a lovely area for enjoying the afternoon and evening sun while taking in the countryside views.
The cobbled driveway sweeps past a rose garden and down a cobbled parking area in front of the west gable. A wrought iron gate here gives access around to the front of the house, and another footpath leads down to the public road. The drive continues around to the rear of the house where there is a further gravelled parking area, and an installed Ohme EV car charger. There is access into the garden / boot room here via the working garage door, and a path leads up through the back garden to the bridge to the apartment. There is also a drying green in the back garden.
